I originally gave this apartment complex a 5-star review on January 11, 2026, the same day I moved out, because overall my experience living there was positive. When my lease ended, I made sure my balance was $0 and that everything was fully paid. However, just a few days after moving out, I was suddenly locked out of the resident portal, and an unexpected “after move-out” balance was sent straight to a collections agency called TSI without any clear communication. As soon as I became aware of this balance, I paid it as soon as I was back in town. Despite this, it has now been over a month, and I am still receiving repeated calls and text messages from the collection agency attempting to collect the exact same amount I already paid. I’ve lived at Waverly Terrace for three years now, and I can honestly say it has been an incredible experience from day one. The property itself is beautiful and impeccably maintained, but what truly sets Waverly Terrace apart is the amazing team that runs it. The staff here are warm, attentive, and go above and beyond to make everyone feel at home. Whether it’s a quick maintenance request, a friendly greeting in the office, or the little thoughtful touches around the community, they consistently exceed expectations. Do not move to Waverly Terrace. The apartments themselves are beautiful, but that’s where the positives end. The pool is constantly closed, the elevator is always broken, and there is dog poop everywhere on the property. The office staff is extremely unprofessional—they gossip about tenants, have people hanging out in the office instead of working, and never answer phone calls. On top of that, they overcharge residents with random fees and will find any excuse not to return your security deposit. Security has gone downhill badly. People who don’t even live here jump the fence and use the pool, and the entire property constantly smells like weed. It no longer feels safe—they seem to move anyone in without concern. The only people who consistently do their jobs are the maintenance staff.

This place is absolutely gorgeous I went to visit my sister and got a wonderful tour of the place the staff are wonderful as well and helpful I got to view the pool which was my favorite! And the gym and the lounge which looks beautiful and they are on top with cleanliness. I got to view the apartment as well I would definitely pick here to move as I’m thinking of relocating definitely 5 star

WARNING to Anyone Thinking About Moving Here 🚨 ONE STAR IS TOO MUCH for this place. This is hands down the worst apartment complex I’ve ever lived in. I wouldn’t wish this experience on anyone. If you’re thinking about signing a lease here — DON’T. Here’s what you can expect: • Dog poop in the hallways on a regular basis. • Weed smoke everywhere — no matter the time of day. • Elevator constantly broken or takes forever to arrive. • Attempted vehicle break-in in the parking lot. • People blasting music so loud the building literally shakes. • A random resident acting like he runs the place, harassing other tenants. • Pool/hot tub closed 75% of the time, and the grill was broken for five months — yet we were still charged for “amenities” which were previously advertised in rent. • Package
