The Grand at Manor

Lived here 3.5 years, was first tenant in the unit when the building was first opened. First couple years were pretty good. Typical leasing company, but the management had fun activities for the community every month, sometimes had food trucks come to the property. Tenants were generally clean, quiet and courteous. Then it was sold to Presidium and that's when it went to crap. Lower income financial assist tenants were being moved in, dog urine in the stairwells, dog feces all over the grassy areas of the premises even though there is bags and waste receptacles provided, trash in the hallways, fluid stains and smells from leaking garbage because they FORCE the tenants into 'trash valet' and people do not care about community and are nasty. The Grand at Manor is the worst community ever. I have been living here for more than 2 years and they are mistreating me all time. My toilet is broken since the first month, more than 12 work orders but nothing changes. I have to fix it and clean it on my own almost all weeks. They don’t give me a solution. I am paying a lot for an apartment that does not work! Unfair!!! Besides, everything here is a mess, there are the same dirt and garbage on the stairs and common areas every month… zero cleanness and zero care. The pool is broken and nobody fixes it, one of the doors to enter the pool is broken too and lot of people is trapped there everyday!!! I will attach pictures and videos. Don’t come here!! It is terrible… I am waiting for my leasing to finish to leave!!! It is a mess. It is not

I had such a great experience with Lizette! She was very professional and knowledgeable and took the time to answer all of my questions, which made the entire process smooth and stress-free. I highly recommend this community to anyone looking for a new home!

I have been living in The Grand since April 2024. I have a 2/2 with a pool view and I absolutely love my apartment. I feel safe here and it's a great location, easy to commute to work and back and forth to Houston. We have had some changes with management and maintenance staff, but I will say Rene is my guy! He is always helpful and friendly and I am happy I resigned my lease and call this place home for a little while longer!

I have family that has lived here for years and they have a laundry list of problems with the management at this building. One of the panels on the mailbox was broken for 8 weeks, so my family didn’t get mail for 8 weeks. No maintenance to the property whatsoever. Management and staff do not care about the residents of quality of life whatsoever. Each grievance deserves its own negative review. Avoid there are other apartments in Manor or off Parmer
