The Everly at Historic Franklin Apartments

Spencer and Chrissie were my leasing agents- I ended up not renting with them because of my personal budget, however, their customer service and hospitality was unparalleled. They provided me with options, great communication, recommendations and community support. Also there’s a great park right near by called Harlinsdale farm recommended to me to check out by Chrissie and it’s a very beautiful area. The location of the Everly apartments is incredible.

Been here about 3 months now and all I can say is you get what you pay for! Everly was a little more expensive than other options I was looking at, particularly for a one bedroom ($1384/mo plus utilities). HOWEVER what I've gotten is a clean, safe apartment with top notch appliances, a private W/D, and surprisingly thick walls. (You'll always hear people living around you, but I'm surprised at how LITTLE I actually hear, especially considering the number of dogs I see on the premises.) Location is ideal and so far my neighbors seem pretty cool. The gym is beautiful and public grounds always well maintained. I'll update this later since I know 3mo is pretty early, but so far so good. Very glad I chose this place; now I'm excited whenever I have the opportunity to work from home hahaha!

“Beware” Overall, this is a good place to live. We’ve been here a little over a year, and maintenance has been solid. However, with the new management and our lease renewal, things have definitely changed. They’ve started charging extra for amenities, which feels unnecessary—every other place I’ve lived has included those fees in the rent. They also charge an unusually high sewer fee (around $30). The apartments are marketed as “luxury,” but honestly, they don’t fully live up to that label. I’m writing this because I brought up these increases to management, and the response was essentially, “It is what it is.” I understand rent is high everywhere—especially in this area—but paying nearly $300 in utilities not including electric doesn’t feel reasonable.
