Orchard Walk Apartments

One of the worst places i've lived in and it's not because of the property is because the property management and how they handle things and the timeliness of things. I lived there for a few years and always had a bad experience, when it came to the rental office and the manager. Not professional at all. Understand these are low-income housing. But you do supposed to treat your tenants with some kind of respect. I got pictures and video of the Apartment itself. Which was not bad, it just had a few PROBLEMS THAT WERE REPETITIVE INCONSISTENT LIKE PLUMBING They overcharge, they will close maintenance orders as if they completed them!! Rude just rude!! Hate it here!!!! They are not consistent with ANYTHING. The money, the repairs, the responses…..NOTHING! it’s tacky that they have kids fighting and coming out of their clothes on the google search but every month that I want to pay my rent, it’s a reason why I can’t pay it. Then I come up with the money that they said I have to pay and they want more. The late fees are ridiculous and they don’t seem to care. Like everywhere else, they just want their money. They are quick to put you out but not quick to fix anything dealing with your apartment. This is my first apartment and I hate it here. I WISH I COULD LEAVE NO STARS !! Absolutely terrible living conditions. I would not recommend this apartment complex to anyone. Every time it rains, my unit floods due to water seeping in from the foundation—completely unacceptable and damaging to my belongings. On top of that, the AC constantly leaks into the hallway, creating both a mess and a hazard. Worst of all, the septic system regularly backs up into the apartment, which is not only disgusting but also a serious health concern. Despite multiple maintenance requests, the issues have not been properly addressed. Management has been slow to respond and shows little urgency in resolving any of these serious problems. I strongly advise anyone considering moving here to look elsewhere. These conditions are unlivable.

Do not move here!!!! The manager is rude and communicates like a child. Does not listen to tenants. I have family that lives here as well, same experiences. They do not complete work orders and the maintenance people are incompetent.

My apartment has experienced repeated and ongoing flooding during rainfall due to water intrusion from the foundation—an issue that poses both property damage and mold risk. Additionally, the HVAC system leaks consistently into the hallway, creating a slipping hazard and contributing to poor air quality. Most concerning, however, is the frequent sewage backup from the septic system into my unit. This is an unsanitary and potentially dangerous condition that clearly violates basic health and safety codes.
