OMNI Community Management, LLC - Gold River

It's crazy, they're our HOA management company, but we haven't had a meeting for basically a year. Our park is extremely dated, and we constantly have issues. But, Omni prioritizes taking our money over fixing the issues.

We have worked with Omni for quite awhile for our HOA. We have had great service, especially when we had to handle a fire in the community. Our manager Racheal is very responsive and helpful, as is her assistant. After some bad experiences with other companies, Omni has made things run much smoother and easy for the board to manage the community. People seem to think that Omni is in charge of setting community dues or fines. They need to remember their board is the one making the decisions, NOT Omni. People need to be proactive, communicate with their board members, and report maintenance issues timely. If no one says anything, then no one knows there is an issue!

Worst HOA Ive ever worked with. After paying my dues and making all requested repairs in a timely manner for 20 years plus... they aren't willing to work with me on a simple manner of mailing my tenants parking pass to my property manager instead of me because I will be out of town. Terrible to work with and would avoid at all cost if possible. If I could give zero stars I would!!!

I am very disappointed with the property management services provided. The company seems to prioritize collecting fees over addressing essential maintenance issues. We've experienced wood rot and other deteriorations that remain unaddressed. While they send letters referencing CCRs, it feels unfair as some residents receive different treatment for the same violations. Noise disturbances from neighbors playing loud music lead to frequent arguments, and there is a lack of accountability for dog owners who do not clean up after their pets. Quarterly meetings feel more like complaints from owners who no longer live here, rather than constructive discussions for improving our community. Omni has been an excellent property management service since I’ve lived in one of their managed communities. Racheal does a good job of managing the property I live at and she finds good vendors for needed services. She and her staff also provide excellent customer service. In regards to skeptics of Omni, residents need to realize that the HOA boards set the rules and make all decisions for the community. The board also sets the HOA rates as Omni doesn’t make these choices. Omni doesn’t govern the communities they work in as that’s an HOA duty.
