Guardian title is too notch. They we professional, thorough and extremely helpful throughout the transaction. Nikki was great helping get everything scheduled... and rescheduled. Amy was an awesome closing agent and Jessica made sure to let me know as soon as we had funded. I will definitely do business with Guardian when I have a transaction in Decatur again.

Danger ! This company will steal your escrow money ! I've been waiting for 8 months and still have yet to have it released! They've done nothing to resolve the problem , nor have they tried to meditate the problem to reach a solution they've simply taken my money and ran! I will NEVER recommend this company to anyone wanting to purchase a home in the wise county area.

BEWARE! Ask in advance what your fees will be. They don't disclose them until the day before closing. I paid 80% higher escrow fee vs other title companies "just because" that's their rate, according to their explanation. I don't want anybody working for less than they feel their worth. But if your rates are 80% higher than others, you'd think you'd disclose that up front.
