Fairfield Charles Pond at Coram

If I could give zero stars, I would. Fairfield Properties at Charles Pond completely mishandled a flood in my apartment. The property manager never called or checked on us or showed any concern for our health or safety. Their delay in addressing the damage led to mold and mildew growth, making the apartment unsafe to live in. Throughout the entire ordeal, all they cared about was collecting rent — not fixing the problem or helping us. Their lack of professionalism, compassion, and accountability is unacceptable. Renters, beware. We've been living here for 9 years and this is how they treat us. From the moment Fairfield took over the complex, it's gone downhill.

We left Charles Pond over a year ago and moved to another Fairfield property to be closer to work. We quickly realized how much we love it there and we just signed our new lease with Dawn to move back. Dawn has been amazing during the whole process, every time. I have to say we definitely noticed a huge difference when it comes to management between the two properties. Patrick is always on top of all repairs and maintenance requests. As soon as we put in a request on the app Patrick calls us to set up an appointment and is very knowledgeable and friendly. He has been amazing and is a big reason why we are moving back.

Horrible place to live. RUN IF YOU CAN!! Constant cigarette and marijuana smoke, tenants leaving garbage bags outside of their doors, dog and geese feces EVERYWHERE. no matter how many time you email management about these issues they do nothing about it. You’re lucky if you get a response, and if you do it’s all lies. I will never rent from this company ever again.

I had my grandchildren here visiting me and was appalled by how absolutely disgusting overgrown dirty and unmaintained the playground is , for the amount of children that live in this complex it’s a shame how terrible this is. Not to mention the pond is a shame as well, it’s completely green and the smell is unbelievable . The amount of geese poop that is all over the place is nasty. The staff is beyond rude, any complaint made is never responded too, trying to get in touch with anybody is a hassle

I was thinking about INQUIRIES about this place to move in, but it seems like this will hurt me. Rules are rules, and I do believe in street justice. (FAIR warnings) All reviews are about how nice it looks. But, in reality? And with 1 stars across the board? Sad Smh-- If you pay your rent on time every month, and you don't destroy the place? You should have the service and customer service you deserve. Fairfield better step up their game. Money is money. You don't play with other people $$$ like that. But in all cases, there's always 2 sides of the story. I heard there's about 23+ and counting units open as tentens are leaving. They look nice, and the inside looks like it's a nice size to live in.
