This place is beyond disgusting and unprofessional. I wouldn’t recommend this if my life depended on it, please please don’t move here, if you have kids or soon to be DONT move here. I spent 5 months here and was the worst 5 months of my life. I was pregnant when I first moved in, had no knowledge of the DISGUSTING roach problem this place possesses. First day moving here, neighbors were yelling At each other and being extremely loud. Police were called and this was just my FIRST day living here. 2nd day I saw my first roach. I’ve always been super clean and kept my place 100% spotless. Told management and they said pest control comes once a week, okay great. So you’d think the issue would get fixed. Olivebark is a careless corporate entity. They overwork their ONE manager by assigning them to SIX other properties, causing them to burn out quickly. In the year that my roommate and I lived there they had 4 or so new people come and go, I lost track honestly. The first month we moved in the water was CONSTANTLY shut off with and without warning. Most of it was due to the private construction on the lot, but they also blamed the construction on Academy. We went 24+ hours without running water. No one could use the bathroom, it was awful. Another big issue was the parking. They had a tow company get cars from the lot without permits, but MNS Towing took cars that belonged to residents. Any guests I had were required to park on the street (Ruskin is terrible for that) and one of their cars

Management is neglectful Brittany is always so rude and tried to use scare tactics on residents. Why even be in the business if you can’t be kind!! Office is barely ever open and it’s so hard to get a hold of her on the phone. Roach infested and bed bug infested. The people working in the units are just as rude. Do not rent here. Over priced and poorly maintained.. Do not waste your money here. Makes me wonder if Terry took back his property.

When I move here, I move very excited. Not knowing the nightmare, I would live here. I've been living here for ten months. And it's all been a horror. The second month of living here. I spent weeks where the water went on a daily basis. That's when the message started going out the yard. Since then, cockroaches haven't stopped. I have thousands of cockroaches in my house. They fall on top of the roof. I have them inside the fridge, in the microwave, in my cabinets. I'm desperate. We can't cook and we sleep in fear that we'll get into our ears. Brittny has tried to help me, and it has been in vain. We need the help of the owners. We need a pest control company. They can't keep using their people to fumigate. Do not let the recent influx of positive reviews fool you, Joyce (unless the management has changed for the hundredth time again, not a good sign) and her little maintenance team of minions are some of the most foul people I have come across. They've removed reviews from people I've known that have been harassed, threatened, kicked out by hostile office workers and maintenance crew for speaking out about the unlivable conditions and discrimination they have faced. But hey, I know they just see these people with legitimate questions and concerns as "crazy, always unsatisfied, despicable" tenants and nothing will change. If you want to stay here, that's fine, but don't say that the majority of these very real reviews didn't warn you. Oh and there's a predatory towing company that patrols an
