The Palms at Sand Lake Apartments

I had a very good experience living at The Park at Sand Lake Circle. The staff has always been kind and professional, and I want to give special thanks to *Cesar* at the office for his excellent service and support. He was always helpful and welcoming, which made my stay here very pleasant. The only reason I am moving is because I am looking for a larger home to give my children more comfort and space. Otherwise, I truly enjoyed my time here and highly recommend this community. The photos I shared were taken from my apartment balcony — I will truly miss this beautiful view.

A truly horrible place. This complex looks fine at first, but living here is a very different story. It never feels secure, pests are a regular issue, and management constantly changes staff while ignoring calls and emails. Residents are left on their own when problems come up. And no matter who takes over managing this place, they all become sub-par when addressing the deep rooted issues that arise when living here. It's like a curse. The amenities they advertise aren’t worth it. The gym is unusable and the laundry facilities damage clothes and waste your money. Repairs are slow, careless, and often leave behind bigger messes for residents to deal with. Save yourself the stress and look elsewhere — this place will only cost you more in the long run.

I lived here for less than a year. Had to break my lease because I had so many safety, privacy and pest issues. There is no safety so we always had suspicious people snooping into our windows. The complex didn’t care at all (old admin). As many other reviews mention, this place is infested with roaches. doesn’t matter how clean you are. I can tell you that the staff is always rotating and they seem like nice people with good intentions but it’s just not an ideal place to live at. And on top of that one day MY ROOF fell! Yup, the roof fell on my bathtub because there was a leak upstairs and all the neighbors bath water was dripping down my unit. And guess what? They ruined my personal items when they fixed it and I had to replace my items. Spent a lot of money. No apologies, no compensation

When I first starting living here it was okay I could say the most part about it is the cars that speed down there is not speed signs or speed bumps kids be outside playing I’m surprised no child has gotten hit by a car I had mold that started coming in when I lived here after a year it came in and then my ceiling started cracking which they knew and didn’t really fix and the trash valet sucks so much literally don’t even pick up the trash most of time I have complained but no progress I had payed 55 dollars a month to get it picked up to and they let anyone in the apartments as well people randomly knock at your door at any late time also the washing machines and dryers suck I had times where my clothes wouldn’t dry or wash good bc of the machines there so old wouldn’t think that a apart
