The Oliver Luxury Apartments

Starbucks coffee machine, pool with sundeck and pool lounge, private office spaces/conference room, gated garage parking, fully equipped gym, and so many fun resident events. Living here is truly the definition of luxury. Plus so many discounts at several restaurants with their Smart Partners. Highly recommend.

I have been in the multi-family property management for 28 years and in 2024, I accepted a special assignment to Memphis. My stay resulted in me needing to find an apartment community vs. hotels and Airbnb's. I looked at two (2) properties and chose The Oliver for a multitude of reasons. I wanted to be downtown and it needed to be a convenient, quiet community. I struck gold. From Day One, Taylor assisted me in finding the ideal apartment for what I needed. From July 2025 until the end of the lease (today March 4), I never had one issue. Jessie, Keldra, Abigail and Taylor answered every question and assisted me with a smile whenever I needed assistance. Despite the 2 recent reviews the property manager got her two sisters to falsely write, Jessie is extremely unprofessional. Mold is a VERY common issue at this property. Multiple residents chose not to re-sign their lease due to the way this issue was handled, not just us. When discussing these issues online between residents, the property manager will confront you and call you keyboard killers for being transparent of all their shortcomings. She even confronted another resident for even commenting on my post. Not how you’d expect a luxury property to treat their residents. If you want to pay thousands a month to have them act like mold doesn’t exist, and curse at you when they feel called out, this is the place to go. Been at The Oliver for over 1 year now and have had no issues. Gym is great, pool is heat and many activities each month to socialize and get to know your neighbors. Location is excellent with many restaurants and event locations a short walk away.

My experience at The Oliver apartments has been absolutely terrible and deeply frustrating. It started okay—Abigail was excellent and professional. But the rest of the staff, especially management, has been a disaster. Their verification software, Get100, is outright awful. It falsely linked me to a felony belonging to someone with only a similar name—none of the other details (including my Social Security number) matched. Yet Jesse, the manager, rushed to deny my application without even reviewing the obvious mismatch herself. She had a leasing consultant (Taylor) coldly inform me of the “felony” denial instead of handling it personally or professionally. Upper management never once spoke to me directly.
