The Oaks of Canopy Hill

If I could give 0 stars I would! Never rent from them! When heating our pipe froze in the winter, they told us we would have to wait for it to thaw. It also happened to four other neighbors… There are screws and nails constantly in their parking lot. Between my wife and I, we have had three flat tires in the lot. We were told there would be maintenance always in the area but they never were. They will spray the yard with pesticides and not warn you so your animals are unsafe. They will try to do whatever they can to make money. The price you pay for how cheap and small the apartments are is disgusting…. Oh yeah if you leave a “crumb in a corner” when you leave your apartment you will be charged a $100 cleaning fee.

My mom just moved in this week. Yvonne, the leasing manager, has been patient, knowledgeable and accessible throughout the entire process of signing and being one property. The New construction apartment is very nice with just a few hiccups that I'm sure will be taken care of in a timely matter. The portal for residents is easy and user friendly. I think its going to be a great area to live.

The second year old review is by a daughter who moved her parent here and had a good experience w/ Yvonne, a former leasing agent. There are 3 reviews by local guides, who are presumably promoting the apartment complex . The sixth 5 star review is by the area property manager of Bear Property Management. It is relevant there are no recent reviews and none by current tenants. We are current tenants who have resided here for over a year due to circumstances and wish we never moved here. This place has a lot of issues including a lack of transparency in how utilities are billed to tenants. When inquiries are made, they go unanswered. The representative Megan is so nice! She is friendly and helpful for the whole time and responsive. Helped me get through the whole process and answered my questions throughly and quickly. I love this community of course and my new apartment.

What I appreciate about The Oaks of Canopy Hill is how quiet and serene the area is. Our quality of life is enhanced with the view of a pond and a walking trail, also the property is tucked away in the county west of the interstate. Management made the transition to our new home seamless and answered our questions in a professional and responsive manner.
