I came to your leasing office twice to see the apartment at 1217 W. Sacramento Ave - 114, Chico. I clearly stated that I wanted to view the unit and even submitted two applications for this purpose. This process ended up costing me four days of my time. Your employee at the office told me that the responsible staff were not available and that a plan would be arranged for me on 03/09/2026. Based on that information, I left the office. However, when I checked the listing today, I saw that the apartment was no longer available. This was very disappointing and does not seem like a professional way to handle potential tenants. Additionally, the attitude of the employee at the office was quite unhelpful and unprofessional. UPDATE: The response from the “owner” is a joke. These people don’t care what you think about the way they handle your community. I certainly hope the new board will vote your company out. Hignell is the worst HOA Management company I have ever dealt with. The lack of communication and delayed responses for important issues/matters are way below any business’s expectations. It is very obvious you have bitten off way more then you can chew. If you want unprofessional, non-responsive folks to manage your community, then this is the company for you. For the amount of money our community is paying you for your services, we are getting grossly overcharged. You should resign before your contract gets terminated. The pictures attached are from my move in. This place was so gross I had a panic attack + lupus and almost needed the ER. Now moving out they want the place that I deep cleaned many times and got rid of mold and painted the shed because it looked like a murder scene and they want me to change the shed to pristine white although the pics upon move in show I got it like someone was assassinated in there. No pristine white to be found. Now my new apartments need them to respond to a request for tenant verification and they are dragging their feet and I’m going to lose the unit. I just want to leave. I’ve never dealt with this type of hustling and scamming behavior. They sent a cleaning list in which NONE was done when I moved in. It’s insane. I will now need to travel to corporate office sinc

I have had a great experience with Hignell Properties throughout the entire move in process. This company has made my move so simple with excellent service overall. The approval process was fast, they went back to the apartment and measured for my refrigerator opening and they responded to all emails quickly. So far I give them a 5/5.

If I could rate 0 stars, I would. The worst management company out there. They will overcharge you, then “lose” your payment and email you as if you never paid them and threaten to send things to collections. They’re awful people who do not care and completely disorganized. The properties aren’t even half of what they’re asking for as well.
