Not Luxury, Not Worry-Free — Just Frustrating I’ve lived here for over a year now, and unfortunately, it’s been nothing but ongoing issues. This place advertises itself as “luxury” and “worry-free living,” but it’s far from that. It’s really unfortunate, because the overall area is amazing but the leasing office staff completely ruins the experience. The staff, especially Kaytlynn Toung and Ashley Malinowski, have been unprofessional, unhelpful, and honestly careless. You have to hound them to just get the easiest tasks done. I’ve always tried to give them the benefit of the doubt I’ve sent multiple emails, made phone calls, and gone into the office in person but things constantly go nowhere. Calling the office is a joke; no one ever answers, and they always seem to close early without

Lies. Misleading. Multiple charges for the same amenity, trash fairies are trash, rent is way to high for the quality of living provided becauae this "luxury apartment" is NOT luxurious at all. The best part about it as a pond that nobody cares about. That pond could have been space for an actual dog park but instead we got a 12ft long by 6ft wide, fenced in patch of grass. Also the groundskeeper dont keep the ground!! Theres dog poop everywhere, no baggies nor trash cans to put them in even if you had them. 2/10 HIGHLY DONT RECOMMEND!!

AVOID AVOID AVOID!!!! Everything was great until we actually moved in. Unexplained fees galore. Called and asked what i got was deflection after excuse after deflection. I am STILL being charged for an Emotional Support Animal despite completing the PetScreening form right in front of the leasing agent (Ashley), when I asked i got told to send the information over again because her email changed. When confronted with the fact that she was deflecting my questions she said and I quote "I'm not deflecting, I am trying to help you" after having explained nothing. Not to mention the 70 dollar "convince" fee to just PAY my rent. Maintenance issues are not resolved in a timely manner, when they are it's fixes like super gluing the microwave door back together. When you read through the the website, they draw you in with words like “worry free luxury” and make statements like “your community is our purpose.” That is all FALSE. You will indeed WORRY and the community is GUARANTEED NOT their purpose. Having been born and raised in Va Beach, lived all through the city and beyond in the Hampton Roads area, I have never met staff so EGREGIOUS in judgement and response to what happens right under their noses in the community. If you value your life, the safety of your home, children, friends, family, belongings or simply care as a HUMAN about the well being of the community that surrounds you, The Cascades in Virginia Beach is NOT the place for you. I have at the Cascades over 5 years. My only complaint is the amount of litter around bushes and the breeze ways and stairs. People have no respect for the community when they litter.
