1 star because my couple maintence request were handled quickly, besides that find another apartment to live in. I moved site unseen, my mistake. Not a bad apartment, but for being 5-6 years old it’s not well maintained at all. Moved in 1/28/2025 and moved out 10/31/25 & my floors were BLACK and dead lizards were inside, but was “cleaned.” On top of that, no one lived in my apartment for so long the water smelled like rotten eggs for WEEKS. Office didn’t care. “Run the water some more.” Black mold in the showers, around the AC vents. After renewing my lease at The Adley, I set a $1,700 billing limit because my rent was not supposed to exceed that amount. In August, the emailed statement showed a total of $1,685, so I had no reason to adjust the limit. Days later, I received a notice claiming my rent was late and that I owed $1,700.22 plus a $159 late fee due to an extra charge not reflected in the total shown on the bill. I was never notified that my payment failed, and only found out after it was already considered late. I paid immediately to protect my housing, but the late fee should be refunded since the bill was inaccurate and no payment failure notice was provided.

AVOID - as a former renter, please avoid this place. Dogs run the place and management does not care. Apartment sound proofing is subpar and all floors above ground level now have laminate flooring in main areas, no longer carpeted. As a result, bad pet owners who lock their pets up for hours and do not exercise them allow them to run wild in units, dropping toys, bones, zooming around, etc. while the leasing staff does nothing to stop it. The onus is put on the tenant making a complaint while asking you to avoid direct confrontation with the unit. Complaints go unanswered even though noise/disturbance provisions in the lease are repeatedly violated. If you want peace & quiet, respectful pet owners who discipline unruly pets, you WILL NOT find that here. Move on!

You have a lot of apartment choices in the area, this shouldn't be one of them. You can do better. They claim to be gated, but the gate was operational for one of the 7 months that I lived there. The common spaces are dirty. They enter your apartment monthly with fake maintenance checks. The office is often unstaffed during staffed hours. The clubhouse is booked most weekends so you can't access it. They claim to be smoke-free but aren't. Friends of employees bring glass bottles of alcohol to the pool. The noise between apartments is excessive. Edited to add that the water smells like rotten eggs, they told me it would pass but it never did.

UPDATE: I wish I could say that things get better. Unfortunately things get worse upon move out. I fulfilled my contract obligations, I cleaned my unit, better than what it was when i moved in and BETTER than what my contract lease suggests that I do, I paid my rent on time, was NEVER late. despite NOT having the amenities I was promised, I never received a break on ANY bill (nor did any other resident) and now after move out, I get stuck with an amount owing DESPITE FOLLOWING EVERYTHING AS PER THE LEASE AGREEMENT. Do yourself a favor, ANY apartment complex is better than The Adley. They claim to Luxury living, but they are far from it.
