Great Neighborhood, Poor Builder Experience We absolutely love the neighborhood and our neighbors — both have been fantastic. This review is solely about our experience with the builder, LGI Homes. The warranty process has been a disaster. Our roof has basically leaked continuously from the time we purchased the home in 2023 through today, with other major issues still unresolved. The advertising that boasts about “triple-checking” the work is completely misleading; in reality, it is rare for any of the work to ever be inspected at all. Most of the warranty work either failed to fully resolve the issue or caused additional damage. We’ve already spent thousands out of pocket on roof repairs, and we’ll likely spend tens of thousands more to fix what LGI considers “acceptable”. Perhaps th

These reviews are all over the map. Everyone has a different perspective on where they want to live & the price point of their home/visions. Tate Reserve is a beautiful collection of farmhouse style homes. Yes, they look similar, yes, these homes are their floor plans with several different elevations to choose from. You can make the house your own with a little help from a designer or utilizing your own ideas. The lots are all meticulously maintained and there is a sense of pride of ownership when driving through the area. Tate Reserve developers get an A++++ for keeping the surrounding natural environment during and while building each home. You get a sense of nature, not a cement neighborhood with block houses. Contrary to previous reviews, we found these homes to be very fairly priced. They are turn key which is interesting. Just went through building a new home from bottom up 3 years ago and couldn't bear going through that again. There are many homesites all with much larger than normal acreage resulting in very serene living surrounded by nature, versus people! The subdivision is attractive, gated and although homes appear to be very much the same, really nice. It is not a place for people who want to be social butterflies but for nature loving human beings. Jessica at the sales office was very nice and accommodating and we thank her. Pricing is fine for the quality of home you get with all finishings..homes are turnkey; we were gonna build but found for same high end finishes we would have paid way more and we had essentially exact same design. Super happy with our decision and we searched for over 6 months (hence almost building instead).

I’m not here to rate the build aspects but to clarify some comments with lower ratings. Tate Reserve is within four miles of a great local grocery store, Ace Hardware, restaurants and more. It’s close to Gibbs Gardens, easy access to the Etowah, Hollis Lathem Reservoir, and more. A 10 min drive to city of Ball Ground or 15 to Jasper. 20 to Canton. It’s a beautiful area and not plagued with the overcrowding of other areas. Perfect for many of us.
