1star because I can’t put 0 — When I first moved into this community, the unit was not ready despite being told for weeks prior that it would be. I was unable to move in right away due to this. When I was finally allowed to move in, the apartment was still in unacceptable condition. The front door appeared deteriorated, as if it had been kicked in previously. The unit was extremely dirty, with spiders and bugs throughout. The screen on the porch was damaged, and I found nails and other hazardous items left around the unit—this was especially concerning as I had a 4-year-old child and was 9 months pregnant at the time. There were also broken cabinets, faulty outlets, and non-functioning light switches. Only after multiple complaints were a few issues addressed, yet many concerns remained u

It is an absolutely beautiful property. Large apartments , and lots of grass trees and the river to enjoy. Maintenance is quick to make repairs. Management is diligent in addressing tenants that don’t follow the rules. I honestly can say I have wonderful neighbors and it is very safe. The location is perfect access to all major highways and 20 minutes max to down town , new , Tampa, Brandon and is close to USF, Busch Gardens, Hospitals and Parks. The managers are very friendly and address any issues and concerns. The management really try’s promoting a family community atmosphere.

🚨🚨 One of the worst experiences I ever had I stayed at Riverview Apartments for a year, and it was one of the worst experiences I’ve had in Florida. The management is terrible and keeps changing, making it impossible to get clear answers or consistent service. On top of that, they hit you with hidden charges when you move out. Don’t expect to get back any of your security deposit—they’ll come up with bogus charges to keep it all. For example, they deducted $100 for cleaning, even though I left the apartment spotless. It’s frustrating and unfair. Overall, the management is deceitful, and the place is not worth living in. Be extremely cautious about hidden fees, especially when moving out. The Positives: I lived here in the early 90's, and when I had the opportunity to move closer to my job, I moved back to River View Apartments. The apartments are very large, the rent is reasonable, the tenants are quiet, and you can't beat the view if you live on the water. Double sliding glass doors lead to the largest screen-in porches that I've ever seen in an apartment setting, and offer ample outdoor living space. The downstairs apartments feature high ceilings and sunken living rooms, which I like. The bedrooms are very spacious as well. I downgraded from a 2 bedroom apartment into a one bedroom, and while cozy, I have been able to accomodate all my furniture. I would strongly caution anyone considering renting from TLR Group. My experience at 7401 Bonita Vista Way Apt 101, Tampa, FL was extremely disappointing. Pest Infestation & Habitability Issues: Throughout my tenancy, I repeatedly reported severe pest problems that made the unit uninhabitable. Roaches and other pests were crawling in the kitchen, above the counters, and even across the stove while I was cooking. Despite multiple complaints and requests for treatment, the issues were never resolved.
