I would strongly caution students and parents before renting with Property Mart. I paid nearly $1,500 in non-refundable fees during my lease, yet we were still charged additional fees after moving out — and the communication about those charges was extremely poor. When we disputed several items that were clearly incorrect, Property Mart ignored multiple follow-up emails for months. Instead of addressing the dispute, they allowed an automated “Final Notice – Demand for Payment” letter to be sent to us while the issue was still unresolved, which was stressful and completely unnecessary. What concerned me most was that when I finally did receive a response, I was told that if they “revisited” the move-out charges, they would add more charges to my account. I rented with Property Mart at The Hammocks, and my experience was extremely disappointing. As a leasing consultant myself, I’ve never seen such unprofessionalism in this industry. The staff, including the property manager, were consistently unresponsive it was nearly impossible to get anyone to answer the phone during normal office hours. Maintenance was poor at best. My air conditioner broke multiple times, and it would take over a week just to get someone to look at it. After getting a second opinion from an HVAC professional, I learned the unit should have been replaced years ago. To make matters worse, they often tried to charge tenants for issues that weren’t their fault, which felt like they were just grasping for money. They never respond when you have an issue. My daughter has been without AC for almost a week. They won’t answer that after hours number and they don’t return calls when you call the office even when The office is open. They try to blame every issue on the tenant and try to make them pay for it. There are sewage issues in the area. She’s in you can smell As soon as you step out of your car. They won’t fix it. It’s been that way since the fall. Whatever you do do not live at this place. The apartments are nice, but you absolutely cannot get anything done. And they don’t care one bit.

I have lived with this leasing office for the past 3 years and to say they are passive aggressive, rude, and lazy, would be a major understatement. They have the worst hours for customer service I have ever seen. They close at 5 and they are closed 12-1 for lunch. And they are closed all weekend. So if you have an issue it’s really frankly impossible to get through to them. They have an “emergency” phone number but that’s a loose term because I have called it many times and they have never answered. When you do get a hold of them they all seem frankly like they hate their job. This past year all of my roommates and I are moving out because we are graduating and they still had all of us on the lease. This company does terrible business. I put in a tenant application a month ago and never heard back. I check the website today and the apartment I applied for is no longer available. Don’t try contacting them over the phone because they will not answer and when they do, they will give you the run around. Updated Review: After seeing my review, I recieved a call and everything was eventually sorted out. I’ll be moving in this Fall. I’ll give a new review after i’ve experienced being a resident for a while.
