Promised a commercial appraisal in 30 days.(Had to close in 45 days). Three days before the closing they had not done the appraisal yet. After a discussion regarding their possible liability they completed an appraisal based on land only. (building was over 36,000 square feet) bank said ordinarily they would have sent it back but they closed anyway. I am a commercial appraiser also, (out of state) I should have filed a grievance but I put it aside because I had better things to do. I’m sure there are different appraisers in this company, but I would stay away from the Commercial side.

We went through freedom mortgage of Ormond beach to refinance and we had an appraisal done when we put our house on the market that appraised for $294,000 when the appraisal was done by Pomeroy appraisal company they came back with $220,000 which was 74k LESS than the appraisal we had just had done. The comps they used were in fact NOT comparable and this employee they had do it either does not know what he’s doing or just too lazy to do his actual job. What makes it even worse is the owner of this company is standing behind this incompetent employee and said he would see what he could do when called about it and still haven’t heard anything. These appraisers are the epitome of bad service. Their computers are down, their computers have a virus, etc, etc ad nauseam. If they promise it to you on Friday, don't bank on it. A million excuses and just very poor service. There are many other appraisers in the Volusia/New Smyrna area that deserve your business - use them and save your self the aggravation of using these clowns.
