FOR HOMEOWNERS seeking property management : Avoid this company. (This company moved to Irvine early 2023) By contract, they are to inform and obtain approval from homeowners for any repairs >$500 before proceeding. At the end of December 2022, I was shocked $1480 was deducted from my account without my knowledge. Reine does not manage all the properties, she delegates them to her assistants and, unfortunately, the person managing my property was Dana. She had the audacity to proceed with 3 faucet replacements without my approval. This calculated to each faucet replacement $400+ each, when average was $250-300 at the time. When I questioned Dana, she further claimed that she was not aware that it would cost so much so she had the repairmen proceed. I further escalated this issue to Reine

Wow, I'm a Realtor and a client asked me to show one of their available rentals in Irvine. I looked it up on the MLS and not only do they require each applicant to pay $40 via cash, money order or cashier's check, but you can't email them a rental application. They want you to print out the package and deliver it to their office with the cash. BIG RED FLAG! They say it's because they need to run credit personally for security, but Most Agents use Rent Spree to screen Tenants and it is completely secure and the Tenants can transfer the report to different landlords so as to prevent tampering. This is the WORST real estate management company. If you're looking to find a company to manage your property, do not use this company. I spoke to 2 different people about a property, and they've been extremely rude and combative. The other 1 star bad reviews for pacific city properties are absolutely true.

If you hire this company to represent your unit, I’m sorry for you. If you try to apply for an available unit this company represents, I’m sorry for you. We had the unfortunate and exhausting experience of applying for an Irvine condo they manage. They said they would process our application in 1-2 days. We had to literally print out every document (guess they’re too cheap to print it out themselves?) instead of just email documents like any other office would ask for. We then had to go in person to deliver the documents, and pay cash to have them run our credit. Silvana literally highlighted one thing, didnt read the rest or clarify anything else while we were there. Submitted our paperwork immediately then later when we called we were told we don't make enough.We definitely do based on our paystubs which were provided to them. They now want us to drive AGAIN to drop off paperwork proving to them AGAIN that we make enough money because email doesn't exist and we have all the time and gas in the world to drive back and forth providing documents that were already received.The front desk is also extremely rude and unhelpful.She hung up on my boyfriend when he was trying to understand how they don't have the documentation when he dropped them off they had went through it all one by one now all of a sudden it's missing .Seems like discrimination to me that they prefer someone else to rent to but have to create a lie to push us away .These employees should b
