Orchard Ridge

Orchard ridge is a great complex, the staff is very helpful and friendly, even though the property is older, the renovations are nicely done. The floorplans are large and open. The staff is very good about communication so I'm not sure what some others are talking about with that. It is a smoke free community, but no matter where you live there are always rule breakers. I have not had any issues with pest control but they are signing on a new pest control company which is so proactive. It's nice to live at a place where the staff truly cares about you.

I have enjoyed my time here. Russ is great and takes care of all our maintenance needs. This apartment is about as good as it can get for its age and price outside Seattle. My only complaint is the walls are pretty thin and cosmetic age of the bathrooms but then again comes with the age. So keep that in mind. The free uncovered parking is great. Overall one of the best places I have lived!

Resident for a little over a year. The property and apartments are comfortable and relatively clean. Some dings and dents and hastily patched walls but nothing out of the ordinary for rentals. Haven't really used the community amenities, but it's nice to have them. Property management can be a little slow to respond. The neighbors are quiet enough and passively friendly. A few too many spiders despite regular pest maintenance, so I don't use the outdoor space as much as I'd like, but that's a PNW thing. Best part of Orchard Ridge is the maintaince manager, Russ. Great guy, super friendly, reliable. Very responsive and a good handyman. Always works to fix things instead of straight up junking older appliances. 10/10 kinda guy.

I would not recommend Orchard Ridge Apartments. One of the biggest concerns is that tenants frequently smoke on the property, and there was an incident that nearly resulted in a serious fire. It didn’t feel safe, and management did not seem to address the issue adequately. The apartment layout itself is poorly designed and not very functional. The space doesn’t flow well, and it feels cramped and impractical compared to other apartments in the same price range. Cleanliness is another major issue. The unit and common areas, including the staircase, were not properly maintained. There were insects and spiders inside the apartment and throughout the building. On top of that, the walls repeatedly developed mold, which is especially concerning if you have allergies or respiratory sensitivitie

I've been renting here for a couple of years. Orchard Ridge has had ongoing issues with kids coming over from the Seasons apartments and damaging property (fences, windows, the pool, ect). Some of the fences along the property line are still broken. These issues have been on going the entire time I've lived here. At one point one of the kids shut off the power to an entire building. Management relies on residents to make them aware of issues on the property and does not seem to pay attention to what's going on. Even though they have a landscaper come through once a week the place is still littered with butts from smokers. They just blow them off the sidewalk into the bark.
