Kairos Appraisal Services (a National Appraisal Management Company)

Spoke to the assigned rep Ash, stressing the importance for a Quick turn time & Was strung along for over 4wks for an appraisal that was never received. 2 wks in & verification that the appraiser assigned to the order was refusing to complete the report as ordered, I began requesting cancellation & refund. Rep assigned, nightmare- holding up people’s lives- essentially refusing to comply with cancellation after multiple documented requests. Over a month after initial assignment their rep states cancellation was completed. Recommending this AMC removed from all future orders.

ZERO STARS IS APPROPRIATE. Jacob Christie, the appraiser in charge of my file, was easily the most incompetent professional I’ve ever dealt with. His lack of local market knowledge was obvious, and rather than acknowledging clear errors, he chose to double down out of pride. Communication was slow, dismissive, and gave the impression that he simply didn’t want to put in the effort. The entire process felt lazy, careless, and unprofessional. I would strongly recommend looking elsewhere if you want accurate work or someone who actually takes responsibility.

I think it was a bit more expensive than some, but they were very fast, and we had the appraisal several days sooner than expected, which is going to help us to close before the end of the month. That, in turn will save us from paying a storage fee for an additional month. So, although it was a bit more than I expected, it was probably worth the extra amount to get it done quickly. Overall, I am happy.

I had a very negative experience with this appraiser. Instead of limiting the assignment to a standard valuation of the property, the appraiser contacted the City without authorization, initiating inquiries that were completely outside the scope of an appraisal. This overstep created unnecessary complications and potential risk for the property owner, especially since the property was not even legally under contract. This showed a lack of professional boundaries, poor judgment, and disregard for industry standards. I had a terrible experience with Kairos Appraisal Services. Although the appraised value was accurate, the appraiser issued a conditional approval citing issues such as mold in the house—findings that were not supported by the home inspection. The marks on the roof were simply from prior condensation, and no moisture was detected during the inspection. Unfortunately, the sale fell through because the seller did not accept those findings.
