My experience at ONE38 has been nothing like what was presented during the tour. From day one, there have been consistent and serious issues. First, the noise insulation is extremely poor. The walls are so thin that I can hear my neighbors’ conversations clearly — including both sides of their phone calls. This is not an exaggeration and makes it very difficult to feel comfortable or at peace in the apartment. Second, parking was misrepresented. I was told the building offered 24/7 valet parking. In reality, the parking garage is closed from 12:00 AM to 6:00 AM. If you return home late, you’re forced to leave your car on the street, completely unprotected — something I would never have agreed to had this been disclosed upfront. This building deserves zero stars. Moving in was the worst decision I’ve ever made. From the start, it’s been nothing but broken promises, poor conditions, and neglect. Picasso from Nooklyn lied about amenities, and JCS Realty has been unresponsive. The hot water barely works, often forcing my daughter to shower in cold water and miss school due to illness. Power issues are constant — our A/C smoked before breaking down, and wiring seems faulty. My daughters were given fobs, after mgmt verbally asked us not to talk to neighbors and were deactivated a week later because we kept calling 311 and spoke to our neigbors (Guess they don't want us to unite). This left my girls locked out in the cold. Security is a joke — my car was broken into, a neighbor’s motorcycle stolen. The parking garage

We had the pleasure of working with Mansour during our apartment search, and he was absolutely wonderful from start to finish. He was incredibly kind, patient, and took the time to answer all of our questions thoroughly. Mansour was always prompt, professional, and made the whole process smooth and stress-free. Thanks to his guidance, we found the perfect apartment and felt confident in moving forward with our lease. We’re so grateful for his help and highly recommend him to anyone looking for a new home! The amenities definitely sealed the deal for us and the spacious bedrooms.

Highly disappointed in my experience so far. My experience does NOT meet my expectations especially for what I am paying for rent. Nothing is addressed in a timely manner, your satisfaction DOES NOT MATTER!!! I moved in going on two month in a few days, and my washer and dryer has NEVER worked inside the apartment. I made management aware and all I receive are emails of management "apologizing" yet there is no solution for my issue besides "just wait because there are multiple repair request pending." There is NO turnaround time for requests put in, so you can wait for MONTHS just to have your concerns addressed (I am still waiting since I moved in). I recently had the opportunity to tour the building as I was in the process of moving in, and I have to say — it’s truly spectacular. The property feels like a resort in the heart of New York City. The amenities are by far some of the best I’ve seen in any building here: modern, thoughtfully designed, and truly top-tier. But what impressed me the most wasn’t just the building itself — it was the experience I had with Adriana. Her warmth, professionalism, and clear communication made the entire process smooth and enjoyable. She’s incredibly good at what she does, and it shows. I’m grateful to have met someone like her, and it’s clear that the team is lucky to have her on board. Highly recommend both the building and the experience of working with Adriana!
