MODA on Raymond

The property manager seemed genuinely kind and compassionate. I felt well informed and numerous floor plans were made available to me. I really liked the view from sixth floor studio. I could absolutely see myself calling Moda on Raymond home! I can really appreciate the industrial urban feel that the area offers.

We moved in when the building was brand new in 2022. At that time, the building was clean, the residents were respectful, and the staff were wonderful. Unfortunately, Moda has experienced a precipitous decline, and we were fortunate to have the financial security to move elsewhere. First, the building and grounds are not clean. The corridors and stairwell (particularly the back) are filthy. If you plan to use the stairs, make sure you check out the stairwell during your tour and ensure you can live with the smell. Based on the duration trash remained in the stairwell, I'd posit they are lightly cleaned once a week. Moda went through at least 3 cleaning contractors while we lived there. Moda on Raymond, I knew it was more than just my next apartment. The building strikes that perfect balance between modern comfort and stylish design. The amenity truly adds value. The fitness center is well-equipped and always kept clean. The lounge and common areas provide comfortable spaces to relax or entertain guests. Staff are great.

This place I used to really like, mostly because my neighbors were awesome. Nick was my favorite and he made the social events great. Travis was always very debonair. Momo was a truly nice, and wonderful person to get to know. What happened was this place has two tiers. 1--super expensive, luxury apt. 2--800 a month state subsidized apartment. I'm all for mixed income dwellings in theory but in practice it does not work. Many people who paid at tier 1, full price moved out. They had trouble renting out units and one of the tier two neighbors never returned my autographed copy of "Center Cannot Hold" by Elyn Saks and talked about things like web cam modeling. This is the first apartment I’ve lived in since moving to Minnesota, and I’m in my third year here. The management team has changed a few times, but it’s only gotten better. They remember your name, your habits, and even your dog. Every time I take Ben out for a walk, they greet us with a big smile. That’s one of the reasons I’ve stayed. Just a quick shout-out because it crossed my mind.
