I strongly recommend avoiding communities managed by Mihi Property Management. The HOA under this company has been extremely difficult to work with and even harder to live with. They issue fines and tow vehicles without clear or adequate warnings, and there is little to no compassion or reasonable flexibility. For example, there is a parking area labeled as “all community up to 72 hours,” yet residents are later told there is an unwritten rule that this area is for guest parking only. These kinds of unclear and “hidden” rules create constant stress and confusion. Residents are charged fees for a wide range of minor issues, making it feel nearly impossible to live comfortably. I’ve been charged with over $350 worth of parking noncompliances. The HOA’s rules for parking are ridiculous and make living in this complex terrible. The HOA board is corrupt, and the HOA does not care about its residents at all, they show no mercy even with very minor parking non-compliances. They seem truly heartless and only in it for the money, not actually helping the residents. This company runs the HOA for Saddlebrook condominiums. I would avoid at all cost!!!

The local law enforcement has been tagging and towing the unregistered cars that is parked/abandoned on the city street for the last 5 years. Some of the cars with missing plates that are parked in the middle parking lost still have the city tow warning stickers on them from being tagged when parked on the city streets. Saying you need local law enforcement is just a cop out. The hoa has emailed warnings and have clearly marked parking rules. But nothing has been done. Mihi manages Riverton Peaks HOA and also the most of the rental units in the community. They have sent a towing notice out over a month ago and not much has been done. some of the rental units they manage have multiple junk cars with flat tires and expired tags over 6 month that haven't moved in months. Worst management company we’ve ever dealt with, absolutely pathetic. They nickel-and-dime our HOA with outrageous fees (for example, $7 just to generate an email statement). Like many others have said, please stay away and don’t be fooled by their fake reviews. Our community is simply waiting for their contract to expire, and once it does, we’ll terminate it immediately.

Since we partnered with Mihi a year ago, the experience has been an incredible turnaround from our prior management company. Our invoices both business and personal are paid on time. Our financial records are delivered on time. Response time for nearly any inquiry is beyond expectations. Stephanie Hunsaker and Amanda Johnson are great to work with.
