Living in this building has been increasingly frustrating, and it highlights how disconnected the property developer is from the actual conditions tenants deal with. Rules change at their convenience, with little transparency or consideration for residents, leaving tenants to manage the fallout of poor planning and oversight. While the new management team seems kind and willing to help, they are already the fourth management group in just 1.5 years, which says a lot about the instability and deeper issues rooted in the developer’s decisions. Major concerns include: • Only One Trash Disposal Area for the Entire Community. The entire property relies on a single trash area, which is overflowing on the weekend. • Wrongfully Charged Renters Insurance Fine for 9 Months: I was billed for renter

While the apartment building is new, beautifully designed, and located in a great area, our experience over the past 10 months has been frustrating due to serious construction flaws by J.B. Donaldson. On our very first night, we had a major water leak in the bathroom caused by improper installation. On our move in date, our washer was broken as well and very noisy. We have submitted approximately 10 work orders during our stay, ranging from water leaks and broken windows to mold issues. One of the worst incidents involved J.B. Donaldson coming in to address mold from a leak above our apartment—they left our apartment torn apart and messy, with no regard for cleanliness or livability during repairs. Worst apartment I’ve ever lived in!!!! The air quality is awful. I’ve lived here for over a year and still experience dizziness and allergy symptoms I never had before moving in. For a new building, this is alarming. It seriously makes you question what materials were used in construction and whether residents were allowed to move in before the building met basic health standards. Now I’m paying more money to live in worse conditions, where the basic healthy air condition is not met. During leasing, prices were changed arbitrarily, which an obvious red flag that I regret ignoring. Management is chaotic and disrespectful: extremely slow snow removal, constant garbage problems, and they charge more fees due to their issue with the resident systems. I moved to the beginning of February and find a place to be quiet, luxurious and exceeding my expectations. Management, including Lisa Stewart and Lauren in the front office have been very responsive to all of my requests and it has felt like a community versus just a place to live. I highly recommend Legends Grove.

Overpriced for What You Get — Bugs, Terrible Parking, over promised amenities I’ve been living at The Legends Grove Apartments in Ann Arbor, and for the price you pay, the experience has been really disappointing. The biggest issue is the insect infestation with large spiders, flies, and even mites all over the place. My wife and I are extremely clean people, and most of our furniture was brand new when we moved in, so the bugs definitely aren’t from us. We were also promised amenities that didn’t happen as advertised. The pickleball courts only opened toward the end of summer, and the pool, which was supposed to be open in spring, has now been pushed back to next year.
