They are discriminating toward you specially when you know your rights! Do not do there job they think they are police officers.

I strongly advise anyone considering renting from Garrison Property Services to reconsider. My experience with this company has been terrible. The property I rented had serious issues, including black mold, leaks, and water damage that were never properly repaired. Despite repeated requests, the company continuously delayed action, claiming they needed “estimates” but never completing the work. I had to hire a licensed mold inspector myself to document the health hazards because my family became sick from the conditions in the home. Even after providing photos, videos, and inspection reports, Garrison Property Services failed to make the necessary repairs. The staff, including Joe Garrison, were unhelpful and often rude. (My opinion as seen in my development only, they may be better for other developments) Quick to send letters of noncompliance, yet totally lacking in their responsibilities and duties. Repeatedly failed to organize annual meetings and provide written financial report at the annual meetings as required by Florida State Law. Collects annual dues but fails to provide proper and timely services. When services are done they are inadequate.

First time living in a HOA community. It's horrible! They complain about the littlest things. But, when they want their money, they'll definitely let you know. October 9th the hurricane hit. Fences are still ruined. Our gate hasn't been fixed, anyone and everyone can get in. I don't recommend living in a HOA community. I've yet to see anything good from it. They're just collecting money

I really would want to use words to describe Joe Garrison, which are not "professional" online, but I am refraining myself to do so. However, he is extremely rude, and yes, only cares about money, but not his residents, and miniscule "violations", but when it comes to enforcing the regulations of the covenants regarding truly important matters, such as noise violations, going on for 10 months now, then he sends you to Sheriff Judd Grady, referring to Grady's "if you see something, say something" phrase! The Robbins Rest community have a rundown entrance, the worst Christmas decoration, but he had the nerve to increase the rates for 2025! This management is simply disgusting!
