If you value your money, your time, or your sanity: DO. NOT. MOVE. HERE. This is not a bad review. It’s a public service announcement. I am writing to formally document the gross mismanagement at Fountain Park Apartments in Playa Vista. This property represents a complete failure of management, security, and ethical responsibility. It is, without question, the worst apartment complex I have ever experienced. I was a resident there for a year and a half. There is no on-site management presence whatsoever. The property operates as if it has been abandoned by those responsible for it. Equally unacceptable, emails go unanswered and phone calls are never returned. DO NOT MOVE HERE The reason the rating is 4 stars on here is because they tell their maintenance people to ask tenants to rate the property 5 starts and mention them (The maintenance people are the only good thing about this apartment complex) There is zero management on location, all you can rely on is a single security guard who hardly even answers calls. Packages are stolen all the time and unhoused people roaming the complex at night all the time. They do absolutely nothing about trying to fix that issue. They will charge at the end of the lease no matter what. They will take your security deposit and make up bogus things to charge you about. I had the pleasure of being helped by a representative named Edgar A. He was extremely helpful and very professional. I actually called because I was a little irritated with a matter, but Edgar’s professionalism changed that around for me. Great guy with a good attitude. Need more people like him in this industry.

Im so sick of the fire alarms going off every day multiple times a day. I’ve lived here almost two years and every single day is the exact same. There is no peace and quiet and it is almost impossible to ignore the noise because it is the loudest thing I have ever heard. On top of this issue the elevators are always broken, which is a huge issue because that means taking 2 stairwells and a long hike up, especially with groceries is so annoying. graffiti is everywhere, and there are NO security cameras in common areas, stairwells, garage, or parking lot. This leads to me feeling unsafe while walking alone at night time. On top of it, safety is clearly not a priority to this management. The garage doors are always open, leading to everyone’s packages being stolen and multiple car break ins.
