Living at Factory 52 in Norwood has been a great experience. The apartments are modern and well-designed, and the community truly feels alive. Having restaurants, coffee shops, and entertainment just steps away makes everyday life convenient and fun. The amenities like the pool, gym, and outdoor spaces are a huge bonus, and the property is very pet-friendly. What really sets Factory 52 apart is the management and leasing office staff specifically, Devyn and Bailey; they are incredibly kind, welcoming, and always helpful, which makes living here even more enjoyable. It’s a walkable, social environment that still feels comfortable and safe. Overall, Factory 52 is a great place to live if you want a modern lifestyle with a strong community vibe.
My fiancé and I lived at Factory 52 in 2023/2024, and our experience was deeply disappointing from start to finish. The building itself looks nice on the surface, but the reality was far different, constant maintenance issues, poor construction quality, and noise that made it difficult to enjoy living there. Our floors weren't finished (original factory floor with no epoxy) upon moving in, and everything was covered in a layer of dust. So gross! The management team was unprofessional and dismissive whenever we tried to address these problems. Communication was inconsistent, and there was very little accountability for the ongoing facility issues residents were facing. Despite being good tenants who paid on time and followed every rule, we were treated with indifference whenever we raised
Factory 52 has been an awesome place to live so far. The area is great with plenty of restaurants, shops, and spots to hang out all within walking distance. As a dog owner, it’s especially ideal with lots of walkable areas and pet-friendly spaces nearby. Management and maintenance have both been responsive, professional, and easy to work with. Overall, it’s been a positive experience.
Avoid at all costs!!! Living at Factory 52 has been an incredibly disappointing experience, and I would strongly advise anyone considering this complex to look elsewhere. The conditions alone are unacceptable. The carpets in common areas are absolutely disgusting and appear to be rarely, if ever, cleaned. There is feces regularly present around the property, which speaks volumes about the lack of basic maintenance and sanitation. For a place that markets itself as “luxury,” the reality is the exact opposite. Residents are forced to pay for a mandatory valet trash service that is ineffective at best. Despite paying monthly for this service, residents are still fined arbitrarily, even when following the stated rules. Rather than feeling like this is your home, management treats residents
I’ve lived in several apartment communities across the country, and unfortunately, Factory 52 has been the least safe and least well-maintained, especially for a place marketed as “luxury” living. Factory 52 looks great on the surface, but once you sign a lease, the experience quickly goes downhill. There’s a clear lack of oversight, cleanliness, and security, and residents are often left to deal with the consequences of public events, poor access control, and general neglect by management. More specifically, common areas and stairwells are filthy. Trash, food waste, dog waste, etc. sits around for days. Stairwells and residential common areas are open to the public, allowing non-residents to freely access the spaces, which is a serious safety concern considering there’s no access control
