Eaton Village

Horrible management, they are extremely rude and inefficient. I have issues with wrong charges every single month, had to sign a lease contract about 4 times now because there is always an issue or a mistake on their side (and even though I have all my past copies signed they somehow say I failed to sign it every time) and they take weeks to do something as simple as changing a front porch light. The gate is never working which makes the fact that is a gated community completely irrelevant. Overpriced for what they offer, don’t recommend

I've had a wonderful experience living at Eaton Village in Chico. The location is ideal, offering beautiful surroundings that are perfect for walking a dog or simply enjoying a stroll. The move-in process was seamless and stress-free, thanks to the helpfulness of the staff. I began the moving process a month in advance, and Jason ensured everything was organized and ready for a smooth transition. The management team has been incredibly kind and accommodating throughout. The apartment itself is perfect for my partner and I. Everything is exactly as advertised, and we've had no issues or concerns. If you're looking for a hassle-free move and a great place to live, I highly recommend Eaton Village! :)

Recently my friend and I moved into this property and it’s nothing but wonderful and the area is great. Hector made it super smooth and easy during the move in process and answers immediately anytime I call/message him with any concerns or questions. The communication here is great with the staff. The only downfall is the gates not working, as it is a gated community and we do pay and extra fee to have a gated community. Other than that I love here.

We like our apartment, we enjoy the pool, hot tub, small play structure for kids, the workout room and the fact this is a pet friendly complex. We have lived here for two years, we pay what might be considered higher than industry average in rent - and the implication is that residents get more for that higher rent. However, folks need to be aware that you will be paying all utilities - water, garbage, sewer and PG&E. The garbage bill is determined by the number of residents living here, so in times of the year with low residency then that amount goes up. Water bill seems to be fair-ish, having paid water bills from CA Water in a residences we both owned and rented, here it seems baseline fee is somewhat higher and then usage added on top.
