The apartment itself is really charming with modern appliances and attractive finishes, but the overall community experience has been disappointing. The pool area, for example, only has wooden lounge chairs with no cushions, which makes them extremely uncomfortable. I even bought my own cushion just so I could use the space, but I would never invite a guest because it’s honestly embarrassing. Parking is another ongoing issue; it’s limited and not monitored, so cars from the neighboring townhomes often take up spaces meant for residents. On top of that, the basic property maintenance just doesn’t seem to be happening. There’s almost always trash scattered around the grounds, and the dumpster area is consistently in terrible shape. I didn’t end up going with the Carlyle Flats because of the distance to my work, but I did want to give a huge shoutout to Greg who did such a wonderful job showing me the apartment I wanted to tour! He was so proactive about reaching out to me and keeping me updated on any new or old information. He made sure my schedule was considered and that I was well taken care of. If you decide to sign with Greg and this apartment complex you don’t have to worry about being neglected. He definitely makes people feel cared about, gives you relevant information, and answers any questions you have in detail! These are the pictures I took for the 1 bedroom/1 bathroom unit, and it was beautiful and well taken care of.

To make a very long story short. Do not rent here nor anywhere managed by McKinley Hyde park. It’s completely miserable. From bugs to rodents this place has it all. With extremely poor management that changes what seems like weekly to top it off. I’ve had very expensive car wiring replaced due to rodent damage. Make sure to spray your cars with repellent if you live here! The unit near me has a new renter every few months from rat issues. The entire first floor floods even on heavy rainstorms- it was completely washed out during Milton with well over a foot of water. When the building is full- there is no parking. McKinley as a whole deserves 0 stars. Management is like dealing with a brick wall. No communication and no updates about anything. Maintenance is quick to inspect repair requests but don’t expect anything to actually be solved. I’ve had a caving in / cracked kitchen floor since moving in oct of 2020. Renting here is completely the worst mistake anyone could make when looking in Tampa. I’ve had an ongoing gnat issue for weeks now with no end date in sight. Management is blaming the first floor construction that has been going on since October from the Milton wash out. We have gnats, rats, possums & more! Oh my! The first floor floods all the time!
