Avoid Brittany Place Condos – Worst Maintenance and HOA Ever! If I could give zero stars, I would. Brittany Place Condos in Arlington Heights is a complete nightmare, and it all falls on the incompetent, neglectful HOA managing it. This place is a dump thanks to the pathetic HOA management that can’t seem to do anything right. Maintenance? Nonexistent. I’ve had issues with plumbing, heating, and electrical problems that have been ignored for months, and when they finally show up, it’s half-done or completely botched. The building is falling apart, and the HOA couldn’t care less. They don’t fix anything properly, and they certainly don’t prioritize the residents. It's a nice complex if your neighbors have class. My neighbors smoke a lot of marijuana...They do so indiscriminately. They should know that it has a pungent odor and should smoke inches bathroom with the fan on and mop afterwards. Smh.

Pros & cons Pool in summer but lately have really short hours due to no lifeguard. Parking is dumb. No guest parking. Street parking in AH has to be called in to AHPD and only allows 3 days per month. If you have a loaner you cannot park it on red lot, even if ur condo is on red lot, you have to park in black lots and walking at night or in winter isn't ideal. Very petty with removing decors after holidays. I left my white lights on so it can be there when it warms up and provides more lighting in balcony but association says it's not allowed. Condo when originally purchased came with 2 black stickers and 1 red sticker lot w condo but association has changed to 1 car per licensed driver per unit so I had to get rid of extra car I was saving for my son until he can get his license. Garbage

Pros- Nice place with beautiful landscape and a very nice clean pool. Pet friendly with lots of doggie bags for your dogs waste. Clean buildings. Cons- Parking is horrible. Only one car is allowed in the front lot and the other car has to park in the back lot which is not convenient, especially in the winter. No guest parking so they have to park on the street and if there is snow your guest is out of luck because they WILL tow your car if there is not a parking sticker on there. The staff keeps the buildings clean but the hallways smell bad and are super hot.. like suffocating hot. Coin laundry in the buildings. $2.00 a load and the dryers do not work so I advise that you take your laundry to a laundry mat. My bike was chained to the bike rack outside and it got stolen. If there was a lower rating to give this complex I would most definitely rate it lower than a one star. The place is like living in a communist country. Most of the neighbors are insanely noisy. Not to mention some even take pictures of your private property to report back to the association. I have lived here for two years now and have not felt comfortable since I have moved in. My home is clean and tidy. I don't complain to my neighbors about their behavior but I am getting letters in the mail along with pictures for random things such as I left my umbrella open on the patio. The parking situation is absurd, you will be towed and have to pay $250.00 to get your vehicle back. Its just absolute madness. Can't wait to move.
