The property management at this complex is nothing short of abysmal. Maintenance requests are routinely ignored for weeks, if not months, leaving tenants to deal with broken appliances, leaky ceilings, and pest infestations on their own. Communication is virtually nonexistent—emails go unanswered, phone calls are dodged, and office hours seem to be more of a suggestion than a schedule. Common areas are filthy, security is lax, and rent increases come without justification or warning. It’s clear the management prioritizes profit over people, creating a frustrating and often unsafe living environment for residents. Mold is everywhere in there apartments. I live at 1211 B Little Brook Drive and Cynthia is a very nice person since I work for Sunshine Management Corporation part time for almost 20 years now Jason Towndsend is leaving us I am able to replace him if I am needed I have been at Little Brook Apartments for almost 5 years now I am a single man who lives alone.

I've been a tenant here for a year, when I first moved in Homes at Oxon Hill. The previous Management was so kind. However in December 2024 when the New Management Took over the New lady who name is Gwen has been unprofessional and NASTY! Everytime that I go in the office I try to be kind and respectful to her but I'm sick n tired of being nice to her just to be disrespectful! I am a tenant who pay my RENT ON TIME therefore she need to know how to respect folk. On September 16 2025 I was in the process of moving. I was told that I had to use the Freight Elevator from the house keeper Guy. Hi instructed the guy to go back around to the side of the building but he said that he did not know how to drive so I went upstairs to get the driver in the process of me doing that GWEN took it upon her

Horrible, disrespectful service. I submitted my application for an apartment in Columbia Landing three weeks ago. I called again this morning and they told me to wait until next Monday. It is always the excuse of the Leasing Officer. I spoke with the lady, the leasing Officer, last week. She told me she would reach out to me on Friday or Monday this week. It is Wednesday, and no contact. If this is how this company does business with prospective tenants, I can't imagine how the service will be in the future. I am applying somewhere else. Unacceptable!!!!

I was still in the process of moving in, when their 1st “mandatory quarterly inspection” happened. Two men descended on my apartment, and opened every single door and cabinet. When I asked what they were looking for, the answer was: “We open everything!” I had a total stranger, opening and checking the contents of my refrigerator, then declaring: “You’re clean!” Was I expected to be dirty??? I’m pretty sure most tenants aren’t home during these inspections, and have no idea maintenance is opening their refrigerator and everything else.
