A local plumber we worked with said they constantly have issues billing this property manager. Staff continuously lie about several facts and do not communicate with each other efficiently. This is despite sending management proof of staff’s exact words, and being told twice that we were the ones who made those claims. Obtaining documents and high priority events can be timely and ignored, even when they are simple and pre-generated. Maintenance WILL guilt trip you for other residents not complying with their directions. Only a portion of HOA residents pay their fees, and even if you do, received support is lacking, leaving many residents in our community unhappy. Zero stars for Zach Ehrstein and all the other slackers at Arbor Management. They are quick to fine owners/tenants, and don't even notify you. Random charges are posted to an online account with no explanation. When you call nobody knows what's going on. They say a manager will call you back to explain. Nobody ever calls back. They are absolutely the worst property management company we have ever dealt with. They have some kind of sketchy arrangement with a local attorney who also posts random charges to our online accounts. When you ask for a breakdown of the legal fees they all hide, don't call back, don't answer the emails. I can't wait to sell this condo and get away from these liars. Unprofessional, unreliable, no communication, ignore problems but so quick to charge their unjustified

I highly recommend Arbor Management Co. From the very start, they have been responsive immediately to my questions and requests for documents. Any time I have called I have been received with a pleasant attitude and helpful support. I had an issue with a document that generally takes days, they knew I was in a bind and could not have been more helpful! The document was ready in a few hours! It's been 3 months it seems finally fixed....neighbor at 2 unit 6 keeps parking in my assigned parking space. Big problem is the investor owners on the weekends. Drilling and noise all Sunday 12/21. Last year just before # 4 was rented out I had my water shut off two weekends in a row. The grievance isn't the cause. It's the cover. The parallels run through every element of the argument:

Unfortunately this management company doesn’t manage anything. The accountability is lacking, the communication extremely poor and their response rate is a 0. Their properties are disgusting, they hire crappy landscape companies that do not know how to mow or edge. Do not recommend arbor whatsoever.
