I moved in April 30, 2025 at Club Hill Apartment. Untill now I have to face n fight with water floods and smell. The bigger ones included; 2 time floods from bathroom pipe, both upstair and downstair which too much water was up to my ankle, mold in the dishwasher, which I could not cook due to disgusting looks, rotten egg smell in all the faucets which the water heater has bacteria and I cannot use water as either a shower or cooking water, flooded 3 times in the laundryroom which my wash machine n dryer will be broken from a rust underneath. Besides those, wall paintings pest control, dryer duct cleaning, press washing etc never be regulated or actioned like the proper manager promised. And I cant believe it I do not have an exhusted fan both downstair n upstair in the bathroom. I feel li

This is the first time I’ve ever felt compelled to write a complaint, but my experience with the Emerald Park management team managed by woodruff has left me with no other choice. As a resident who works hard to pay approximately $28,000 a year ($2,100 per month for a 13-month lease)—always paid in full and on time before the 6th of every month—I am deeply frustrated and disappointed by the lack of professionalism, responsiveness, and basic courtesy from the current management staff. When I first moved to Emerald Park, I was impressed by how well the community was managed. Unfortunately, since the management change, the environment has completely deteriorated. The atmosphere feels less like a welcoming residential community and more like a restrictive facility. The team seems more focused

If I could give Woodruff Properties zero stars, I would. They are unprofessional, uncompromising, and show no consideration or empathy toward long-term tenants. Legitimate concerns are dismissed rather than addressed, and residents are made to feel like inconveniences instead of valued customers. Maintenance issues are handled poorly, often by subpar workers who appear inadequately trained and lack basic skill or professionalism. Problems are either improperly fixed or ignored altogether, creating ongoing issues that tenants are forced to tolerate. Overall, this company demonstrates a lack of accountability and respect for the people who pay to live in their properties. I would strongly caution anyone considering renting from Woodruff Properties to think twice.

My identity was stolen and used to fraudulently get an apartment with Woodruff. They showed pure negligence when I informed them that I was active duty and overseas. They still said even though they knew it was fraud I would be held liable. When I said that even after showing files and documentation they still refused to help me I will be filing a suit against this company for identity theft negligence and fraud as well as for damages.

I would not recommend renting from any property managed by Woodruff. I’ve been dealing with a severe roach infestation for weeks, including finding roaches inside the refrigerator and oven. Despite multiple treatments, the problem is ongoing, and the response from management has been frustrating and dismissive. I was told to expect to still see a few as if that’s acceptable. Meanwhile, my child is scared to even go in the kitchen. I’ve asked for either replacement appliances or to be let out of my lease, and nothing has been resolved. No tenant should have to fight this hard to live in a clean, safe, pest-free home. Do better.
