If I could afford to live ANYWHERE else I would. From the horrible property manager at the Rancho Apartments to upper management who clearly do not want to talk to any tenants I have had an awful experience all around. What’s comical is how they justify raising the rent every year by saying it helps them provide top quality service when the onsite property manager doesn’t even respond to an email until four follow ups have been sent. Since living in my apartment, I have had to deal with mold, roaches, and water intruding my unit. One of the handy men even said the paint they chose doesn’t stick on the drywall very well. I have to have two dehumidifiers in my bathroom because there is not adequate ventilation. This company hires bad people and does a bad job. I am looking forward to the day

Absolutely, absolutely horrible. Shady business practices. Run-down property from years of ignoring tenant complaints and neglect for basic appliances (we had no window curtains to a balcony that looked straight out of- no privacy, broken doorknobs, etc.). SB county finally tried to check for hazards and safety, and they sent the tenants a threatening letter asking us to turn down county safety inspections because they will forward all the charges and costs of repairs (from years and years of neglect) onto current tenants. We proceeded with the safety inspections because our cliff buffs on balcony were dangerously eroded. They came and fixed whatever was messed up from previous years, then charged us exorbitant amounts (as expected). Reaching out to local legal teams to see how to proceed.

Absolutely terrible! They took over from our last property management did an inspection took lots of notes to not come in and fix anything. They talk to you in person like they care and are willing to help and take care of things, to then not follow through or be able to get ahold of. They also will fire anyone who’s been working at a location for years to hire cheap uneducated and rude maintenance and Gardner’s . DO NOT RENT TO THEM DO NOT DO BUSINESSES WITH THEM!!!!

Beware of move-out charges. We read in the pre-moveout inspection packet that "additional charges MAY apply to have plank flooring deep cleaned". When we received these charges and contested them, they responded "The vinyl plank was clean at the commencement of your lease, as it is REQUIRED cleaning after you vacated we believe this charge is justified". I would not have had my mom help me on her hands and knees for literal hours scrubbing the floor if I knew this charge was required upon move out. We were purposefully trying to clean it extra well to avoid the charge that they said "may be required". Cost was $390 for a 1b1b ~ 500 square feet. Additionally, we were charged $85 to paint "hall walls" despite living in a 1b1b with no hallway. The painting cost for the living room walls AND

We have rented for 1.5+ years and have had a good experience with Wolfe. The maintenance is done in a timely manner which is great. There is a heating issue that we have tried to address for 3 months now that they haven’t given us an answer on however. We feel the issue is being prolonged to avoid expenses on their end which is at our detriment. Hence the 4 stars
