Wellsmith Apartments

I’ve been living at Wellsmith Apartments since May 2025 and have absolutely loved it so far. The property is beautiful and well maintained, which is one of the main components I considered when relocating here. The staff and maintenance teams are genuinely friendly, responsive and any issues are handled quickly. I really appreciate how quiet the community is overall. Noise initially was a big concern for me, but this complex has been peaceful at all times of the day/night. The neighborhood and surrounding areas are great with plenty of parking, places to walk your dog, and restaurants within walking distance. Overall, Wellsmith has been a wonderful and safe place to live and I’d highly recommend it.

I was extremely impressed with today’s maintenance service experience by Clay and Jerome. After placing my ticket this morning, the response time was outstanding — there was a knock at my door almost immediately. The technician accessed my washer while I was in the middle of doing laundry and resolved the issue both quickly and efficiently. What stood out most was the level of professionalism and consideration. I work from home, and the maintenance team kept me informed about what was happening throughout the visit. They also gave me advance notice before making any loud noise, allowing me to plan around my customer calls — which I truly appreciated . I moved to Wellsmith a year ago and just renewed my lease. I’ve thoroughly enjoyed living there. The location, staff, and amenities are top-tier. I could tell right away that the staff genuinely liked working there and were committed to doing an excellent job. Clay Salandy, the maintenance supervisor, stands out as helpful resource and friend to the tenants — he’s very competent and dependable. Highly recommend living at Wellsmith.

The building is very well-designed with nice amenities (putting green, pool, multiple reservable spaces/nice entertainment lobby, cabanas, gym, coffee machine, outdoor TVs). The staff is incredibly friendly and hard-working, whether in the front office, maintenance, or housekeeping departments. Clay, Nick, and Antuan, all from maintenance, have been very helpful for us at various times. Location is great if you want to live somewhere walkable to a few restaurants. Lots of community events in Libbie Mill like food trucks, summer monthly concerts, and holiday parties make for a livelier community since this isn’t exactly a destination neighborhood, but Willow Lawn and Scott’s Addition are a relatively close drive from Wellsmith.

Its a nice place to stay and staff/maintenance and leasing are cool ppl but beware: the apartment ownership are some greedy people. They increased the rent by 250 a month right after my tour. It was in my range still so i bought it. After a year they were increasing it again , so i decided not to renew. However, i did so only 24 days in advance of the auto renewal instead of 60. So they charge me the month to month rate for an additional month after my lease ended. No biggie right, i mean its in the contract? Nope. They charged my $6,100 for one months rent in a 2br apartment. Because i didnt give them enough notice even though my lease was already expiring. They never told me what the month to month rent was and i had no idea it would be that much. $6,100 for one month. Does that sound r
