Waveland Property Management

I have used Waveland for over 10 years now to manage our properties. They have helped me find great tenants over the years as well as fix up and do property repairs I have no idea how to do. The work is always top notch and they do a great job keeping me in the loop. Thanks you for the great service.

Wish I could give zero stars. They manage the HOA for the development I live in. They raise our rates significantly each year and the only services they provide are snow plow. Half the times the trucks don't show up and we have several inches of snow on our roads. not sure what we are paying for. On top of that, they never apply my payments correctly and three times I've had to call and give them my money order number and remind them of my address and make sure my payments are applied correctly and they still send me a bill for late charges! Very unethical company. I wish I didn't have to work with them.

I have lived in a Waveland Property for the past 7 years. I could not have asked for better people to work with. Kim, has always seen to things gettings done. If it were not for my health, I would have most definitely live there forever. Doug, the owner was also pleasant to work with. I like him because he doesn't mind getting his hands dirty to make repairs not always depending on his maintenance crew. I will miss the Condo, but I will truly miss you Kim😊 Blessings, Kathy 🌻

I normally do not post reviews unless positive, but to protect others, I feel I must post my review of Waveland Property Mangement LLC. I would not recommend doing business with Waveland. I only rented with them for a short time as when they took over the 14 rental units on Nestlewood Dr in Holland, MI on May 2022, all tenants (myself included @ 347 Nestlewood) were immediately notified that they would have to buy at $200K (at a discounted price) or move out w/in 120 days! Talk about a bomb! Handled very unprofessionally. I lived at 347 Nestlewood and got out as quickly as I could under much duress by Aug 3. My unit is listed at 194,900K (8/11/22). They have favorite tenants in each building. Narcs, if you must. Some staff members have no problem telling all the other tenants business to their favorite. Constantly police in the buildings pounding on doors at all hours. Management is more concerned about taking every penny they can from you, than actually clearing out the criminals. The areas they manage are not safe. If you HAVE to rent from them, my best advice is to grab an entire notebook, and fill it with every tiny dent, and smudge of dirt during check in. These people are slumlords at best, and will charge you for everything, and will lie on the checkout list. They are fake nice, and very two faced. Beware. I'd rather be homeless than ever rent from them again.
