Waters at Barton Creek Apartments

I cannot say enough wonderful things about this complex! From day one, it has truly felt like home. The entire property is beautifully maintained, and you can tell there is real pride in the upkeep of the buildings, apartment units, and all communal spaces. The pool, grill area, dog park, garden, and lounge areas are always clean, inviting, and well cared for. Having access to kayaks, bikes, and a fully equipped gym truly sets this community apart. The maintenance team is outstanding. Work orders are handled quickly and efficiently, and everything is completed with professionalism and care. I have been living here for close to a year now and I gotta say, this IS Austin’s most hidden gem. I work on W6th and I’m 6 min away from work. Across the street from Zilker disc golf course,Barton Springs,the bridge where I drop my paddle board in etc. Great remodeled place but still has that old school ATX charm. Let’s talk about who I call the “queen on the hill” Mary Anne. She’s a one woman team who overseas the entire property and spends much of her time making relationships with all of us who live here. Just another thing that makes it feel like home. She’s always delivering things to me, I’ll stop in to say hi and she’s up making me coffee before I even ask. It’s pretty amazing. I couldn’t have found a better home in Tx. 100% recommend.

I am writing this review to give 5 stars to Ms. Mary Anne, a truly wonderful person with a beautiful and caring heart!! I was visiting Austin from Dallas yesterday to apartment hunt, and even though I did end up having to sign with a different location due to work proximity, I very nearly applied to Waters at Barton Creek because of Mary Anne's kindness and after seeing how wonderful the community is here. She had me visit the available unit which has one of the most amazing apartment balconies I've ever seen!! She told me about the community herb garden, showed me the laundry room and shared some memories from her time there so far including the lovely people of the community and the social events that they have had there. I genuinely love living here. The staff is hands-down the friendliest and most available team I’ve ever experienced in an apartment community. They’re responsive, proactive, and even provide personal phone contact if you need something — which makes you feel truly supported rather than just another unit number. The property itself is very well maintained, and any maintenance needs are identified and handled quickly. It’s clear they care about the details. The amenities are also a huge plus: two pools, grills, kayaks, bikes, and a gym that’s actually usable and well kept. It really feels like they’ve created a community rather than just a place to live. Highly recommend if you’re looking for a place where management is attentive and the environment feels welcoming.

I love it here! The location is amazing - for reference, I walk to Zilker in about 15 minutes. The complex feels like it's tucked away into the trees, a hidden haven from the busy city atmosphere. It's an older apartment complex, which means that the units have their ~unique~ touches. I personally prefer this to the overpriced modern cookie cutter apartments that are taking over Austin. My unit is nicely sized and feels relatively well maintained. Mary Anne (the complex manager/ girl boss) is AMAZING - you can tell she cares about the community and is actively striving to make this a comfortable place to live. In the ~7 months I've lived here, she has already repainted the parking lot, fixed the previously ruined stone elements around the site, and installed lights that make the place feel
