Waterford Square Apartments

We have had a wonderful experience living at this apartment community. Location is amazing, you are just 3 minutes from Whitesburg Elementary, 3 minutes from shopping and dining, and 2 mins away from the beautiful John Hunt Park across the street. Move-in was very smooth, no hiccups. The apartment was professionally cleaned beforehand, and it was easy to notate any small damage to the property managers. Maintenance throughout our stay was always responsive and fixed any problem same day or the next morning. The ladies at the front desk are so kind and helpful in answering any questions. We could tell that Waterford Square takes great care in maintaining the grounds with scheduled landscaping and outdoor pest control. The Olympic sized pool in the summertime was also so nice. Proceed With Care: Our Experience at Waterford Square Apartments Our experience at Waterford Square Apartments raised concerns, especially as out-of-state renters. While staff were generally polite, we encountered repeated “office policies” that did not appear to align with the lease and could not be provided in writing when requested. During the process, we incurred significant additional costs, including overnight shipping for a notarized lease (about $150). However, because we were unable to get the lease notarized prior to, we were able to sign the lease the day we moved in. At move-in, we were asked to sign the unit condition checklist before viewing the apartment, despite the document stating tenants have three days to complete it. Waterford Square is the first place my husband and I could call “our home”. We were always pleased with maintenance completion, response time, and friendliness. The same goes for the kind ladies in the leasing office! While the apartments aren’t brand new- they’re built well and we felt safe. We enjoyed Waterford as our home for 4 years and now we have become homeowners. Highly recommend.

I stayed at this complex for a couple of years and appreciated their responsiveness when I submitted my notice to leave—they even called to ask what they could do to keep me, which I found thoughtful. Overall, my experience was positive until the last eight months. A new tenant moved in and frequently smoked cannabis, and the smell would come through my vents. I contacted management multiple times via phone and email, and while the issue would temporarily stop, it would always return. Aside from that, management never intervened unnecessarily or caused any issues during my stay. The townhouse was usually quiet, the dumpster was never full, and the complex was always kept clean. Good location. Shoddy maintenance. No way out of lease. Periodt. Website falsely advertises amenities. Lease says you can't say anything negative about the complex on Social Media. Loud fighting/ screaming/partying/ outside on a regular basis daytime and night time. Drug deals going down 24/7.
