Avoid!!! This management company is comprised of grifter who exploit unknowing young tenants. There is no way to contact them when you have an emergency. The tenant portal is bs. They say someone will be there in 24-72 hours but you better cross your fingers and pray. I practically had to beg to get someone on the phone when they failed to address the leak in bedroom in a meaningful time. The person who finally called wasn’t sure if there was a unit above me (there was) yet they said it was my fault for not contacting the unit above me??? A few months later our entire building gets an eviction notice because watchmen has not had the proper licensing yet they were still collecting rent. Then it was the termites. AVOID THIS LANDLORD AT ALL COSTS. I had to take 1314 N Front St LLC and their representative Shawn Bullard to court to recover my legally owed security deposit. Not only did they withhold it for over 6 months without any valid explanation, but they also: Lied about “processing” it, then ghosted me Only asked for my forwarding address after the 30-day legal window had already passed Ignored my follow-ups entirely Lost by default judgment in court because they never showed up — the judge awarded me double damages I later found out I’m not the only tenant who had to sue them for the same thing. This is a pattern. They operate under Swift Expediting, Watchmen Properties, Konkrete Investments, and other LLCs, and it’s clear they rely on tenants giving up. Don’t rent from them. Know your

Horrible customer service. Good luck getting an issue fixed or resolved. The number doesn’t even work! The tenant/business below us was doing construction till 1am. I had to call them directly to remind them to be quiet. A few months before this, we tried texting the management group to report the news. Their response...”we emailed them. Thanks.” All I’m saying, make sure to do your research before getting an apartment from this company.

This management company does not have a working website or a working phone number. I just moved into an apartment and had an emergency water leak from faulty plumbing. No one could be reached, and it flooded the entire apartment causing damage to our place and antique furniture. I would avoid living at any of their apartments especially those located at E Boston Street.

Terrible response rates. Call in number doesn’t work. Can never speak to someone directly just through the portal and text messages. Bad experience.
