They will not respond to your matienance requests for weeks or months at a time. They will not care for the property but neglect it for long periods. They have rodent issues at many properties and don’t take action to resolve these issues. They are not accommodating. The only time they will reach out to tenants is to threaten them with fees or other infractions for issues that are non existent. They will take your down deposit and not return it no matter how clean you leave your space. They are a prime example of corporate greed. It makes me sick that they take money from hard working people. There is no relationship between landlord and tenant other than to make the tenant feel miserable, unseen, and uncared for. BELIEVE THE REVIEWS. If I could put negative stars I would. As a 10+ year Seattle renter, I can 100% this is the worst property management company out there. The entire mantra of the company is to squeeze every last bit of money out of their residents. They will charge you for simple maintenance tasks that 4 other companies would NEVER charge me for (I asked) , including appliance malfunctions, leaks, and other things you would never be able to control. They will do everything in their power to keep your damage deposit, no matter how clean your unit is left. They have a revolving door of employees, none staying for longer than 6 months because management is so corrupt and abusive. We have been without AC so far for 3 weeks and will be without it for an additional 6 weeks. You are totally reliant on AC in this building for ventilation. You cannot open the windows. If the AC stops working like it has for the entire fourth floor, your unit will heat up and will not cool down—the heat has nowhere to go without ventilation. The property took a full week before they even acknowledged the problem and another week to offer anything (which was a single fan!). There is a pregnant woman and an elderly dog in our unit that are both struggling due to the heat. We can’t sleep. We keep the shades down to minimize heat from the sun, so it’s like we’re living in a hot, humid cave. We don’t feel comfortable using the appliances because they just add more heat into the room. I lived at a Walls property for 2 years, always paid my rent on time, worked with maintenance to consistently keep up with needed repairs took excellent care of my place with no pets and was a good tenant. I paid $1595 damage deposit to move in. When I moved out at the end of my lease I cleaned my place remarkably well and left it in mint condition with absolutely no damage. They charged me $900 to paint, $270 for cleaning and $120 for checking the drains and smoke detectors. I find these charges to be unreasonable. Lucky for them I work two jobs and dont have time to take them to small claims court!! Washington law states that normal wear and tear is no grounds for keeping a damage deposit. Corporate greed and profits over people is what this company practices. Wish the place was painted

I lived here for 15 months. Tucked away from the chaos of Capitol Hill, this apartment is a great place to live. The views from the west side are amazing and guaranteed beautiful sunsets. Keifer - the property manager is very friendly and helpful. I would’ve continued living here if I hadn’t bought a house. Highly recommended.
