If you're planning on moving into one of their properties, be prepared to do your own pest control. The leasing office admitted that they don't do preventative pest control AT ALL, but expect tenants to call Cleggs once their unit is infested. It doesn't take a genius to realize this isn't an effective strategy. I moved into an apartment at Melbourne Park infested with ants, which I have been dealing with for a month and a half now. And this is a shame to me because I'd be leaving a good review otherwise. I made note of the ants when I turned in the move-in inspection and was told to call Cleggs so they could come spray the unit. DON'T RENT HERE⛔ . To our surprise there is no sound insulation between units. That's mean you can hear your neighbor’s entire life story every minute like they’re sitting right in front of you and vice versa. It's a Huge privacy problem that didn't mention it to us.

I don't write reviews often, but feel compelled to for this place. As an overview, I don't like landlords nor do I like management agencies. That said, Wainright Properties is hands down the best agency I have dealt with. Rent is fair, service requests get dealt with FAST, and the staff up-front runs a tight ship. I have lived here about 2 years and transferred from an apartment to a house. The transition of the safety deposit was smooth and dings against me were fair (pulled some sheetrock off). Walking into the agency I was not confident as they seem to run on a lot of paper so I assumed it would be disorganized, but the people working there know where to find everything. Rent has gone up once ($25) after property taxes shot up, but when I transitioned to month to month it did not
