Pretty sure we had black mold from the bathroom ceiling never being fixed after the first leak. My husband who was active duty military at the time got more sick than lots of times living here, and went to work feeling sick. We have felt much better since moving out. We had the leak shown in the first video right after moving in, and the second video is from a few months before we moved out. They left the ceiling like that and we had to contact them a lot to try and get them to fix it as they didn’t reach out to finish the job and they eventually did a somewhat ok job. This is how they “fixed it”. Also, the ac unit would go out or not work properly at least 5 times throughout our lease. It would take awhile for them to fix it. This place has such lovely staff! Everything was very organized, especially thanks to Italia and Kevyn. They are both very well-mannered and enthusiastic, and they take the time to explain everything down to the smallest detail. They definitely made a difference compared to other apartment complexes I toured. They truly made Villas Las Naranjas stand out!

Very good and organized office. Had to talk to a manager about a concern I had, she helped me and gave me the necessary time without being in a hurry like other places. She was very understanding and overall wonderful. The staff amazing and friendly providing great customer service and professionalism. Great experience.

If you value yourself even the slightest do not put yourself through the pain of moving in here. For two years we had roaches despite asking for pest control every week. Multiple outlets do not work in the unit and haven't since we moved we moved in. During the summer we went multiple weeks without AC and every winter multiple weeks without heating. The gates are always broken. The pools are only open when maintenance has friends who want to use them. There is constant drinking and drug use at the pools that management will not address. We made arrangements to move out under a medical termination and they sfiled eviction the day we moved out. They also charged a buyout, which is questionable under ada law, but you can either make a buyout agreement or an eviction. When we called to settle

PLEASE READ THIS IF YOU CONSIDER LIVING HERE.....MY HONEST REVIEW. 0 STARS . This place is only great if you like having to resubmit every work order 3 or 4 times , pay for all the utilities used around the property (not just your rented space) or like being lied to about usable amenities like swimmpools, gym or their so call clubhouse with pool tables. All paid and maintained by renters with no actual normal access , everything is only available during office hours, even though there's posted times for everything saying otherwise, the manager Erica is 2 faced and biased person and will retaliate if you complain having work Crew go slower around your doors on purpose (sometimes multiple time in one weekend) the grounds smell like sewage everywhere around the property from over watering.
