Beware: when you move out, you're automatically charged a $145 resurfacing fee for each bathtub in your apartment. Under Texas law, section 92.104 states that a "landlord may not retain any portion of a security deposit to cover normal wear and tear." The law apparently doesn't matter to Villas. I also asked what bills I paid in December if the ledger showed I hadn't paid anything since November. There might be a totally legitimate answer, but upon move-out, my portal was closed and neither me nor the office was able to access any details of previous statements or bills. So I'm apparently paying those in good faith that those were legitimate charges. Manager “forgot” that our move in date was 8/1 and so our unit wasn’t properly cleaned. Socks were completely black after less than an hour on move in day. Huge hole with wood rot under sink that I reported upon move in; they didn’t fix it until 9/25. Bedroom Ceiling fan has been broken since move in; they didn’t fix until 9/25. Pest control issues; roaches have been present since before we moved any belongings in. Definitely an infestation. When pest control finally came around 9/5, they told us that they hadn’t been to the property in 5 months. No explanation from management about this and they didn’t respond to my emails until we threatened filing a Consumer Complaint with the AG. Just moved out of the money scam apartment complex. Been a perfect tenant for 14-15 months. Never missed rent, never complained. Just extended my lease 5 days do to the snow/ice storm Jan 2026. I was quoted of a 1700$ month to month lease it would be 250$ give or take. To come to find out on move out 2/3/26. There was an additional fee of 250$. That WAS NOT mentioned. I would have considered other options. Than spending 500$ for 5 days. About to move out first of next year. I am gave my notice and found out I had a lease violation. Zero communication from the front office, no notice, no call, no email. For a month I didn’t even know it was there. Talked to them the 1st of December, even though I have and paid renters insurance for over a year. They say the charge can’t be reversed, I paid the fee and rent. Immediately after the rent payment was completed. They charged me another 55$ fee for my last months rent. ROACHES - MICE - ROACHES - & YES EVEN MORE ROACHES Would leave no stars if possible. During our entire horrible stay, no one ever sprayed for bugs despite their notes on our door that they did. Often, I was home all day & no one came when they said they did. Every time I put in a maintenance request, either it was "accidentally" closed out or it was never answered. When I went to the office to speak to someone about this, I was met with an incredible amount of hostility. The manager accused me of being the reason for the metropolis of roaches that decided to move in and make their headquarters in my kitchen. They then accused me of having diapers in my trash - I don't have kids, and no one in my apartment wears diapers. When we moved out we were charged an absurd amount of money for things
