Viceroy Observatory Park Apartments

I moved into this apartment complex when it was under former ownership going by the Modera Observatory Park. Under previous ownership all issues/concerns were handled in a timely and professional way. Since it changed ownership around the last quarter of 2025, absolutely everything has gone down hill. I have had an ongoing issue with my apartment for the month and a half (at least) and have tried five times now to get a resolution without any updates. I will be happy to update my review when an update/resolution to issue is provided but until then, this is an accurate and honest review.

Viceroy Observatory Park is an amazing apartment complex. After selling my home, I chose to live here to have time to decide what the future might hold. The location is terrific, apartments spacious without being overpriced and management is superb. If I have an issue, it is dealt with immediately with a smile and can do attitude. The complex also has great features such as a pool, hot tub, entertainment rooms and outdoor decks., Check it out!

Beautiful complex with great apartments. I would consider Modera a luxury apartment complex. The appliances, kitchens and bathrooms are completely updated! The amenities are state of the art. Very friendly neighbors in a beautiful safe neighborhood! Maintenance calls are taken care of promptly! Evelyn, and the entire leasing staff are super kind and helpful! They made my move in experience very streamlined and stress free! I want to live here forever haha. God willing!

Overpriced, Theft Common, Noisy College Kids, Poor Maintenance, Rude Administrators = "Luxury Living". I have lived here for many years, and my only regret has been staying so long. There are many issues hidden on the surface of what looks like a good apartment complex. Viceroy has only recently taken over, but they have no idea what they are doing and everything has gotten worse. Viceroy doesn't have any details or clues how to manage the apartment, including simple tasks like reserving an elevator for movers as they don't know how the keys work. There are a huge number of people moving out due to all the issues. This place is a sinking ship. This apartment complex is extremely expensive. For what you pay you can rent a condo or house or different apartment for the same price with twice

I toured here in August and their website’s “AI leasing agent” gave me blatantly wrong information on monthly fees. When I visited in person, they would not honor the prices quoted to me by their website’s AI feature. This is a huge ick and definitely illegal.
