Having moved into Kings Point in Oct of 2024, I have had great service at their admin department. They have a very nice young lady named Fernanda who was absolutely wonderful assisting me with getting my ID and sticker for my car. Professional and thorough, she had all the answers to my questions, and explained very well how things work at Kings Point. Even assisted me with the point of contact with the property management.

**CONTRACTORS BEWARE** We were contracted to perform sewer work for Eastview Village, which is managed by this company. The agreed payment terms were 50% upfront and 50% upon completion. While they promptly issued an emergency check for the deposit, we have yet to receive the balance payment over **2.5 weeks** after they claimed the check was mailed. We requested an ACH or credit card payment to resolve the issue quickly, but they refused. When we followed up, we were told we must wait **30 days** before they could void and reissue the check—despite acknowledging that the work was completed. Gail, the person in charge of finances, was unprofessional, dismissive, and offered no solution beyond telling us we likely wouldn’t get future work from them. That’s fine. A year ago this month July, I put in a work order for water damage in my condo for the second time. No one came! A year later, the pictures will tell all the damage has now buckles. My paint and black mold is growing! Had an appointment to have the work done no one ever showed up. No one called text or emailed And I sat here on my day off, waiting all day long when I went to complain the lady in the office through a closed door said she wanted to punch me in the face because I kept coming back. To find out when they were coming to repair this since they never showed up when I had an appointment when I called the regional manager to tell her what her employee said about me a threat and to complain about their customer service, she hung up on me very professional Vet the property management

Vesta property service has some of the worst communication services and alerts for late payments. The community that we are in have switched through multiple property managers with each time getting worse and worse. But Vests takes the cake. Not only was I not alerted in any correspondence on switching over to a new property management but the only time they reached out was the fact that I was late on my payment. No welcome email no announcements being made, no instructions on how to sign up and their website is a complete mess and unfriendly. For HOA that are looking for new management company. Look away.

Easily the worst property management company in Florida, if you can avoid them do yourself a favor and look elsewhere. They are impossible to get ahold of and have no experience handling budgets, reserves and accounting.
