Valleybrook Apartments

I moved in May 2025 and love it here. It is quiet and we had some major fun in December with the Spirit Week Dress Up. Mia is an angel. If you don't have a washer or dryer no worries they have a neat little laundry room here and it isn't ridiculous priced either. Our new maintenance guy is very nice unfortunately I have a really hard time remembering names but I will learn it eventually. I have a nice little private outside area to sit and the grandbaby plays there.

The leasing agent, or property manager Mia and the maintenance guy mark is really helpful when the company who owns the property will let them do what needs to be done. I have no complaints about the people who are actually here trying to make this place better every day. Unfortunately I can’t say that about Elon properties. They do not want to release funds so the repairs can be done in timely manner, and your rent will go up 15-20% every year. Doesn’t matter if they make repairs or not, it’s still going up. All in all not a bad to place to live. Close enough to the city while still living in the county. Usually really quiet and for the most part everyone gets along and is real friendly

tldr; 330sqft studio 9/29/23 was 850 advertised. Actual signed is 893 w servicing fee, everything include utility totaling 1120.57/mo. I have logged all my spending across the year, ymmv. Positives: + okay property management and maintenance + Congrats, it's your own place! Negative: - 13.5% rent hike over 1 yr - plumbing/ leaky pipe - obviously rotted floor (from the leaky pipe) - bugs/roaches - ac/ptac unit/no room for ceiling fan(do your own research) - kitchen is not usable - very dated bathroom
