Truly…….Terrible. I strongly caution anyone considering renting from Urban Coast Properties. I question the validity of their 5-star reviews that appear on the same day. Our experience at 4674 Utah Street reflected a consistent lack of responsiveness, poor communication, and inadequate handling of serious habitability concerns. Without advance notice, extensive construction began in neighboring units, resulting in ongoing noise disruptions and contractors frequently occupying tenant parking. TL;DR: Based on our experience, I would not recommend renting with Urban Coast Properties due to prolonged construction disruptions, limited communication, and reduced consideration for existing tenants. Full review: Urban Coast Properties began managing our building after it was sold, at which point we had already lived there for about two years. A few months later, construction and renovation work began. Tenants were not given advance notice, and the work was frequently loud, occurring Monday through Saturday and, on at least one occasion, early on a Sunday morning. During this period, water service was shut off multiple times. Absolutely Awful – Avoid Urban Coast Properties at All Costs I would strongly urge anyone considering renting from Urban Coast Properties to look elsewhere. They may call themselves a “property management company,” but in reality they are nothing more than a faceless machine, churning tenants through a cold, ticketing system with zero regard for treating people as actual human beings. We toured the apartments at 4505 Illinois St. Decent prices for new construction, but these were a no for us due to very few parking spots within the building, small floor plans without much room for a couch and TV, and only the 3 units facing the street appear to have balconies. The dark vinyl floor throws off the modern look of the units too. These might work for someone if they don’t have many personal items or own a car.

Emi has been one of the best community managers we have ever experienced. Even though we’ve only lived at 8th&U for a short time, she made a huge impact on us from the very beginning. Our move-in process was smooth, organized, and stress-free because she went above and beyond to help us with everything we needed. Her energy, passion, and dedication to the building were truly unmatched. Emi brought life into this community — she was always hosting events, coming up with fun ideas for residents, keeping everyone updated, checking in, and doing absolutely everything she could to make tenants feel welcome and taken care of. She didn’t just do her job; she created a warm, vibrant atmosphere that made 8th&U feel like home. It’s rare to find a property manager who genuinely cares the way Emi do
