Angelica Schuessler with Urban Appraisal's conducted an appraisal in the Sacramento area that was way off the mark. Clearly she is not experienced or knowledgeable about the Sacramento Pocket area and came in way below market value on her appraisal. Realtors if she is doing your appraisal ask for someone else who is qualified and experienced in your area. She came in so below market it was laughable, and in her arrogance would not consider revaluating her appraisal data. The offer and contract were well within the comps for the area. The lender that hired, Union Home Mortgage, should have done their due diligence in hiring her to do an appraisal in an area she clearly had no knowledge of. If you want a real estate deal blown up, go ahead and hire her.
