Union Channel has outstanding amenities and some of the most friendly and helpful on-site staff I've ever lived with. The units themselves have high ceilings, very spacious floor plans and good lighting. That is unfortunately where it ends. We've had a few problems since moving here (approximately 6 months ago at the time of writing this). One of those was major and has become mundane with the managers, Charney. Management: 0/5 Amenities: 5/5 Staff: 5/5 Build Quality: 2/5 ***** Issue #1: Resolved ***** When we first moved in there were a few things wrong with the apartment (which had never been previously occupied). 1. Dark black sharpie written all over the window panels in one of the bedrooms 2. Guest bathroom mirror severely dented with scratches all across Management was quick t

On the surface, the building seems solid. But there’s a lot they don’t tell you — or hide impressively well. The finishes are classic “built fast, hope no one looks too closely.” The privacy shades aren’t actually anchored to anything meaningful, so they may come down. One fell on my daughter. Thankfully she wasn’t badly hurt — but that was pure luck, not design. Soundproofing? Nonexistent. I can hear every word of my neighbor’s TV, so I now get the nightly news whether I want it or not. And when they decide to argue at 1 a.m., I’m essentially a third party in their relationship. Riveting stuff. The “private” offices on the second floor are private in name only. Can’t speak highly enough about Union Channel. Some of the reviews highlight some issues that’ve arisen from normal housing troubleshooting for a new building and in general, however in my experience building staff is the most genuinely kind I’ve ever met and issues are fixed. Maintenance requests are handled quickly and with grace. The concierge are kind and thoughtful. We’ve been here a month and so far our experience has exceeded expectations.

Look, I really want to take this review down. I really do. This building advertised central AC and heat but there is key information left out of the marketing materials. Management decides when to change the system over entirely from AC to heat. This year they decided to do it way too early and as a result tenants are fighting to keep their units below 80 degrees. Its been like this for about a week, more for some. Management claims that NYC law requires them to do so on 01OCT, but that is wrong. All the law states is that the temp in the building needs to stay above a minimum temperature, not that the actual heat has to forcibly be switched on and AC be taken away. Very little has been heard from management besides some half-baked attempts to assuage tenant frustrations. I pay over $40

Paying an embarrassing amount a month to live here and have no control over how hot our apartment has been getting because of a cheap HVAC system that can only do hot or cold, but not both. For multiple days in October/November the inside temperature of our apartment has been 75-85 degrees, with no real way of fixing it. The only relief we’ll get is when temps consistently drop into the 40s. Otherwise, the sun shines directly into our apartment and is basically a greenhouse. On top of it, the building has disorganized systems and a shoddy construction job. God help you if you flush with more than one piece of toilet paper bc that will cause a clog. I’m so beyond annoyed, especially considering the price tag. Should’ve thought twice before signing up to live in a new-build next to the G
